Absolutely terrible lettings agency they were great when they were mullocks and not hunters. They avoided dealing with a serious problem in the house for over a year (dry rot) and did not inform me of anything, both I and the previous tenant had to get environmental health involved to kick them into action Awful company who caused no end of stress, based on my experience and the previous tenant, avoid. . DO NOT USE THESE, Good people untill a problem occurs, i rented a bungalow where the bathroom ceiling came down in a flood, the electric lights were hanging down. the letting agent woman turned up 2 .5 hours later and said it was habitable, its my job and it was a potentially lethal situation, i have an electricians report condemning the place as if the only shower was used it would be fatal, still the letting agent would not agree.i had to stay somewhere else at my cost as they did not want to help in anyway. moved out now and dont see why i should pay the rent for a place that was unfit to live in, they have deducted it from my rent. give these a very wide berth, and the Dunmow office is the worst. they will expect you to live in any situation and pay full rent, disgusting attitude to take. Freezer supplied by landlord broke in march, i moved out in november-it still had not been replaced 7 months with no freezer, they could not be bothered. still think the rent should be paid in full though, absolute rubbish
On Mullucks Relationship with Contractors: Sunshine Cleaning were the ONLY company Mullucks gave us a quote from before being presented with a high end of tenancy cleaning bill. This quote was £420 (incl carpets) to clean a small flat. A cleaner that David Lee uses quoted £250 (excl carpets). When I complained about the very high Sunshine Cleaning price, Mullucks did not get another quote from another company, instead, they got the landlord to pay half. On Mullucks Integrity: Joan Bull, the manager, hid information from the landlord. She made it clear to me that she managed the rental and she made decisions for the landlord. On Mullucks Efficiency: There were times when we had a stream of contractors at in our flat. Contractors often came for the most trivial of reasons. I assumed at the time that The landlord picked up the cost of those "repairs" and Mullucks picked up a commission. On Mullucks Openness: My landlord liked to be hands on but I had the impression that contractors had been informed by Mullucks not to speak to landlords directly. The Mullucks office staff do not have the skills or knowledge to communicate maintenance issues. The extra level of indirection leads to botched jobs, and therefore, extra expenses. I had the impression that one motivation for the large number of contractor visits could be the commission Mullucks receive for each visit. Those visits are disruptive to the tenants and very expensive to the landlord. When I asked if a motivation for all the contractor visits was the commission that Mullucks earn, Joan Bull informed me they "will be taking advice on your comments made against mullucks" (I took this as a threat in an email from them 18th May 2017) On Mullucks Flexibility: When Mullucks want your business, they are flexible. When you are signed (trapped) they become rigid and inflexible. Would I recommend Mullucks Wells? Of course not. I would not trust the current staff to manage my property. Indeed I am one of their "long term tenants" but being a "long term tenant" does not mean that I embrace Mullucks Wells involvement in the Letting process. I do not consider them to have been good for either the tenants or the landlords. A quick google search will give a list of good alternatives to Mullucks.
