I recently purchased a property at 41 Footscray Road through Your Move Eltham, and I cannot commend the experience enough. I used Your Move in Eltham for a difficult sale of my 2 bed flat. I had recently tried to sell a couple of years ago with another agent later to realise that the flat was not mortgageable with high street lenders due to the fact it is above a chip shop. Robert & Tara did a great job at getting the sale through. It meant having to sell to a cash buyer which limited my sale figure but I am happy to move on to the next chapter in my life.PositiveResponsiveness, Quality

I've been with Your Move in Eltham for over a year. While we've had positive experiences with previous agencies and landlords, our current situation has been a nightmare. The property was dirty upon moving in, requiring professional cleaning and painting. Despite reporting issues, like a conservatory leak, for over 3 months, the agency/landlord response has been lacking. The slippery conservatory floor poses a safety risk, and despite informing the agency, resolution is delayed. We requested early termination, agreed upon by the landlord 3 months ago, contingent on fixing the leak. Now, facing unexpected redundancy and a lengthy 2 hour commute with a toddler, the situation is untenable, especially given my pregnancy. Communication with the agency, particularly Ben and Marcus, has been unhelpful and unprofessional. Despite numerous complaints, the system remains unchanged.

As you are aware, as Agents we carry out works based on the instructions of your Landlord; who in this circumstance have been organising their own contractors to attend. The whole experience has been awful, including the company policies. A very slow contract coming through which after paying a holding deposit 6 weeks before move in date we received the contract the day before, and confusion over rent agreed. We agreed on paying monthly and then the landlord demanded 6 months in advance and we finally settled on 3 months after understanding the landlord would pull out otherwise and if we pulled out then we'd lose our holding deposit. We're a family with two young children so to be provided with this ultimatum is unprofessional and frankly unacceptable and the experience very uncomfortable and stressful. The Landlord is now being difficult to work with! We've had to really push for the boiler to get fixed!!!! This is turning into a renting nightmare and what's worse is the yourmove out of hours number did not work yesterday. Outrageous.

We have looked back and analysed if we could have done anything differently, although when you visited our branch to collect the keys I think you understood that our team in Eltham did everything in our power to help you. Unfortunately, the landlady changed the goalpost last minute and that was totally out of our control. Despite that, we did everything in our power to secure the move for you and your family and negotiated a reduced upfront payment that would allow you to still move in. I don't know if you had the opportunity to analyse but before you left your review we were the only agent with 5***** rating in Eltham, that shows that we genuinely care for our clients, whether they are tenants, landlords, sellers or buyers. We do appreciate that your process was stressful but we were as stressed as you were and we did everything in our power to move you in. Firstly they didn't carry out an EPC on my property which is legally required within 14 days of a property being listed online. Second mistake they overvalued the property by up to £50k all properties around us listed with different agents on a like for like basis sold. Their telephone manner leaves a lot to be desired- if you want to have your name shouted at you instead of hello when you answer the phone - then use them! We had 17 viewings and received very little/cop out feedback. They didn't vet the potential buyers properly so it was all a complete waste of time with comments like - its too small/I want to do an extension (we've already done that so it's not possible) On a couple of occasions we were asked to carry out our own viewings as noone was available and viewings at awkward times for us- which we declined as we have a young family. I can't say they aren't lovely friendly people but I found them to be appalling estate agents. Their fee structure is set so they receive the same money regardless which isn't an incentive for them.

We where please to have conducted 17 viewings on your property and achieved one offer. There where also times when we couldn't reach you as you had phone issues when we where trying t book further viewings. We also made the effort to physically visit you in your property to discuss the marketing in order to work together and see if we could improve things. Feedback was regularly given when we could get it and whilst it may not have been exactly what you where expecting, it was indeed honest feedback from our viewers which we feel is important. Our incentive was to find you a buyer which on this occasion didn't happen, therefore our set fee was irrelevant as we work on a no sale no fee basis. We are sad that on this occasion we could not find a buyer for your property and we wish you all the best in the future.
