As a property developer, search agent and landlady, I have dealt with James Pendleton a lot over the last few years. On the development side, they are always on hand to give friendly advice on 'what the market wants'; on the search side, they listen to what my clients requirements are (they don't bombard me with unsuitable properties); and on the property management side, they excel in taking the stress out of any day to day issues. I wouldn't hesitate to recommend them to anyone.

Having recently rented my property through James Pendleton. I can't recommend them highly enough. They walked me through the process and found me some amazing Tenants. From the first contact they where professional and informative. Thank you Jacob you where amazing. Thank you also to the angel department, after realising I needed safety certificates, Zara sorted everything out for me and made sure I had everything in order.

They have been a big part of me winning a bronze medal in Rio 2016 and have been so supportive with all my achievements, my achievements would not have been possible without them and they have given me so many opportunities. After being frustrated with other agents and their lack of response, I turned to James Pendleton for advice. I was impressed from the start, that they returned calls quickly, helped me when I was getting anxious about my sale, and generally did everything I expected an agent to do for their fee. I don't normally write reviews, but this time felt they were worthy of praise. House selling and buying is a frustrating business, and we can get fed up with agents. This time I am delightfully surprised how effortless it has been most times. Would definitely recommend and use them again.

the branch that manage wandsworth properties sadly have not lived up to expectation. They may find a tenant but i presume thats their job after that its down fill. They charge a high % of rental income and frankly need to be chased regarding every little detail. Have handled a change in tenant with them hoping to give then another chance it has been managed with sheer incompetence, leaving the landlord paying outstanding bills of a previous tennant, with no assistance from the agents who returned the deposit without doing the correct due diligence. AVOID

I have had a terrible experience with James Pendleton agents as they gave poor service all along our tenancy. Beware

Avoid like the plague. It's a shame there is no 0 star option. Property left in an uninhabitable state (lack of heating for 4 days due to several gas leaks). We were told that alternative accommodation wouldn't be arranged or paid for if we arranged it. No compensation given for the 4 days we had to stay at our friends house. Oh, and one of their 'highly vetted' contractors took my wallet from our property. Have to chase every email sent. Any type of work takes weeks longer than it should.

Whether you're renting or a landlord, stay well clear of James Pendleton Estate agents. We were tenants. We used the 6month break clause to get out at the earliest possible stage. That flat was managed by Pendleton. The management left us without heating for a month whilst temperature dropped to -5. We were told it wasn't in our rights to have heating... We had issue after issue with other faulty fixtures and fittings. Staff were inexperienced and ill-informed of their obligations as managers of the property, and also of the landlords duties under the Landlord and Tenant Act. When it came to the flat going back on the market James Pendleton continuously breached the contract with regards to viewing times and notice given, then tried to blackmail us into allowing the viewings as and when they wished by telling us that our deposit would be in jeopardy if we refused viewings. It's now been 2 months since we've moved out and we just got back the deposit - but not all of it! We lost out to additional cleaning charges even though we received the flat in a poor state, only having a domestic clean. We arrange ANOTHER professional clean and were then told that the new tenants would have a say in the cleanliness of the flat and the release of the deposit, ignoring the check out inventory!!! What a joke. They take your money and treat people like crap. The landlord lost out on a full tenancy due to their incompetencies as well, it not just the tenant that they take advantage of. I've emailed their MD asking for phone call to discuss the issues. That was over 2 weeks ago now, no call. Beware of James Pendleton!!
