I have let two properties through Martin and Co. and my experience with them has been appalling. A truly shoddy service even though they happily take your money. As far as property management goes, Throughout the time I let through them, there were never any inspections of my property or at least they never submitted any reports of inspections. Inevitably, properties were not kept in a good state by tenants and I was saddled with the costs of fixing at the end of the tenancy if I wanted my properties to be let out again. I have had confusion with their agents signing leases for an amount less than I had agreed to, had tenants make material alterations without consent, consistent late payments and Martin & Co chose not to do much about it leaving me to deal with it myself. At the end of tenancies, they are by far the worst when it comes to helping you recover costs from the DPS. I recovered not a pence of my costs and was not even informed of the outcomes until months after when I had asked. I have NEVER encountered this with another letting agent. In a sale of my property, they acted in the interest of the buyer and to my detriment even though I was the one paying their commission and to whom they were obligated in terms of a contract. If you are a landlord and require a management agent, know that they are not responsive, do very little in terms management and happily take your 10% fee. If you are selling with them, know that they do not necessarily act in your interest even though you pay them a commission. Essentially if you are happy to pay in terms of a service contract and get no service then use them. On a final note, the owner is most unprofessional and raises personal issues which have no relevance to a legal service contract in terms of which him and his staff have failed to deliver properly and have delivered a sub-standard service for which he was actually paid. It is shocking that an owner of an estate agent would stoop so low and be so unprofessional. Avoid them if you are selling or looking for a management agent. Once they secure a rental or sale, you can look forward to little or no response and they certainly don’t act in your interest especially if you are selling your house. Read their contracts very carefully; they hold you liable to pay their commission even if you pull out before exchange of contracts. They found me the most difficult buyers who raised hundreds of queries over a period of nearly ten months and tried every tactic to lower an agreed price as per Memo of Sale and Contract of Sale. Martin & Co. held me to ransom telling me if I pulled out and tried to find another buyer I would still be liable to pay their commission.
