Overall rating: 3 stars Lettings: 4, Ray 5 (Sep-Dec 2019) Transition: 2, Property management 3, Lucas 4 (Dec 2019-) LETTINGS. At first, I didn't like the group appointments this agency invariably employed to show places to rent when I was looking for new accommodation in Croydon last autumn. But I grew to prefer their approach as it enabled one to take a sufficient time during viewings to throughly examine the subject property. (Not sure what the situation is post COVID.) The letting staff (4 stars) was personable as would be expected, with agent Ray (5 stars) being outstandingly supportive during the long process of finding a new place. TRANSITION & PROPERTY MGMT. The transitional team (2 stars) and property management staff (3 stars) were less helpful. The former had no clue, for example, about who to contact about suspending parking in front of the building for the professional movers. This seems like a question which might occasionally arise, especially as the movers asked me to check with the agency on this point. Likewise, I was left on my own to figure out how the heating and hot water worked. A little introductory tour / tutorial would have been of immense help in those early days. Admittedly I arrived at the office for the keys late in the day. But it could have been arranged for a later date. Again, I didn't request this, but wish I had. Finally I was given inaccurate information about payment methods. So, overall a rating of 2 for the transition team. A few weeks into the lease, property management did contact me with an unpleasant surprise about a 'dry rot' problem they hadn't managed to get to before I moved in. (I was never informed about this problem nor given a choice about to defer my move until the work was complete. ) Eventually it got sorted, but not before the private contractor employed by Streets Ahead falsely accused me of changing the front door lock, apparently to explain his not accessing the property to do the repair work at the appointed time. I rate property management 3 stars, with an extra star to property manager Lucas (4 stars) for his effort and empathy. He did his best, I believe, and always had time to hear my perspective. He did manage to get the dodgy fridge replaced before lockdown (which otherwise would have been much worse for me than it was, and ) for which I remain appreciative. Other items that should have been taken care of prior to the lease start date, but weren't, were the fire safety alarms, two of which went bad within months of my moving in. OPINION: My advice to other prospective tenants using this or any other similar agency is to ask questions about any work which is planned to be undertaken during the lease period and to ask specifically if the smoke and CO alarms have been checked and what is the remaining expected life of the alarms and/or their batteries. This may spare you unpleasant surprises later.
