They're okay when they want you to sign a lease with them, but once signed the aftercare is bad. Rented a property with a one year lease in 2020. At first service was really good and welcoming, but once we had signed the contract the service was lacking. Dealt with Robinson Michael & Jackson direct instead of the landlord. Like most estate agents, all for not upsetting the landlord instead of actually supporting the tenants paying £1000 a month for a 1 apartment in Swanscombe. Had issues such as a broken dryer element in the washer dryer a month or two in which was included in the lease. Asked them to request that the landlord send someone to fix it, they thought it was acceptable to respond "the landlord has requested that you just don't use the dryer, will that fix the issue?" was gobsmacked. They tried to say it was advertised as just a washer instead of a washer/dryer so we would have to cover the cost ourselves, I thankfully found the old listing which clearly stated that it was included. With some backwards and forwards somebody was rightfully sent out. When our lease was up and we wanted to move elsewhere, we made time to leave the property for viewings for potential new tenants. We allowed them to have access to the property from Saturday morning to the late afternoon. We politely requested that they leave our keys in our post box as we would be returning in the evening so would not be able to travel into Gravesend in time to collect the keys back before they closed. It was communicated that it was important that they be left in the post box as they had my car keys and work keys on them. Returned home to all of our lights being turned on and left on even though it was summer & no keys in the post box. It was 4:30PM, I was in a panic as they were due to close for the rest of the weekend and I needed my car and work keys so quickly called them. I politely explained the agreement had not been met and to ask if I could come and pick them up before closing. I was met with "Yeah but we are leaving for the weekend in 20 minutes so you'll have to be quick or there wont be anyone here to give them to you." I was furious. They didn't do as we asked and then told us we had to hurry up if we wanted our keys back instead of admitting their mistake. Around the time of moving out, the landlord tried to keep deposit back because of a small patch of wear and tear on the cheap linoleum flooring. We were proud of the home and kept the place spotless, and was in fact left cleaner and tidier than when we moved in! Yet we felt no support from Robinson Michael & Jackson who were allowing our deposit to be held back for months by the landlord who was clearly breaking the rules of which were written on our contract. They allowed him to try and charge us £900 without evidence or a quote of the floor that "needed" replacing. When we fought this he eventually backed down and we got our full deposit back, yet we were so upset by the stress this caused which could have been avoided to begin with if they stuck to what was written in the contract. Our lease ended in October 2021, yet in late November 2021 once we were settled and happy in our new place, in a different area under and completely different estate agents, my partner received several missed calls and informal WHATSAPP messages from somebody at the office telling us that we hadn't paid our rent - yeah, because we don't live there anymore and hadn't for nearly 2 months! We were so disappointed that we were hardworking and respectful tenants who always paid our rent on time, yet were being chased for payment on somebody else's lease. It's now been 6 months and we still receive emails from them regarding the property and confidential information that should be going to the current tenant. I'd expect if the current tenant was aware we were still receiving emails regarding missed payments, booked & cancelled inspections and services booked at the property, they wouldn't be very happy. Completely embarrassing service on their behalf.
