With 900+ five star reviews across our business it is evident this is an exception. As many of us have experienced, the very nature of buying and selling a house can be a highly stressful and deeply disappointing for those who miss out on their dream home. Especially where there are multiple bids involved. Our teams act on instructions given to us by our clients which may not always be want a buyer wishes, but it is our role to carry out those wishes. Our teams recognise the stress associated with selling and buying a property. They do their very best to provide comprehensive communication, imparting their expertise and explaining difficult situations as and when they arise. Importantly, we act on instructions from our client, which may not always be what We also pride ourselves on knowing the local market and being able to provide an expert opinion on value. This is carefully crafted using detailed data from nearby property sales, properties that are on the market and not yet sold, combined with an in-depth understanding of active sales, the finish and specification of each and every property, as well as the speed of sale a vendor is looking to achieve. Therefore, it is not unusual for a potential vendor to receive a few different valuations and then to make a considered decision which agent to proceed with based not just on the valuation but their track record, marketing expertise, professional photography, whether they have in-house sales progression and overall availability. Sadly, for this buyer they were unable to buy the property they had hoped, and did not find our valuation acceptable (this buyer had expressed a value they were looking, which would have been towards the top end of a value we thought we could achieve.) In context, this was in line with another house also for sale on the road, which has since been reduced and not yet sold. Obviously, this hasn't been the outcome anyone would have wished for, however, we would like to take this opportunity to wish the buyer every success with the sale of their current property and purchase of a new home.
