[UPDATE] Their response to this is a joke - if they'd care to explain how anyone should pay £1800 for a house they can't shift for £1400 and where the bath didn't work for 4 years despite constant requests from the tenant - amongst a tiring list of other problems - just explain that ONE POINT - then maybe you can say you acted appropriately - you are a JOKE. YOU RIP PEOPLE OFF AND YOU SHOULD NOT BE IN BUSINESS Absolute scam artists. We lived at 54 clifton st for 4 years, they put the rent up (despite me telling them it wasn't worth it) until we were paying 1800 a month. The bath never worked, damp issues reported, leaking shower reported, never had an itinerary upon moving in, only issued 1 key - got charged for changing the locks at the end because I only returned one key, was forced to pay to redecorate the whole house upon exit - where they were forced to drop the rent to £1400 p/m - they will rip you off until you are exhausted from the BS - ignore your calls and emails about issues and then charge you to fix them when you leave. I was told to fix a broken floor board myself - £1800 a month - no bath - we have kids - no bath - 1800 p/m... terrible, terrible agency - there's reams and reams more but I just cannot be bothered. STAY AWAY, THEY WILL BLEED YOU DRY. They're only interested in keeping the landlord happy because we are just tenant scum with no power. Unfortunately for them tenants do have power and I will do everything I can to warn people away from them. I paid nearly £20,000 in over charged rent the time we were there - they never lifted a f&*(king finger and screwed me after leaving. I cannot warn you enough - STAY AWAY I also strongly suspect these 5* reviews are all paid for - or friends - because there's no bloody way they should get even 1 star UPDATE 2020 Just coming back here because I see they replied with more lies - they didn't act appropriately - they are cowboys and I would still advise everyone to stay the hell away from these scam artists

Update 2020: Dear Wayne, All maintenance issues reported by you were dealt with. The property was placed back on the market to rent at a lower rate due to the fact that it is now only available as a ‘short-term’ let and this is reflected in the amount. The tenant before you paid £1750pcm. In relation to the rent you paid, when you moved in to the property in December 2014 the rent was £1750pm for a 12 month tenancy. When that period ended you then asked to extend that tenancy for a further 6 months. The rent was not increased until June 2016 when you asked to renew your tenancy for a further 12 months and agreed to a rental increase of £50. The problem with the shower in your second bathroom was reported to us on the 18/02/2016 and we instructed a contractor to visit the property on the 19/02/2016. On receiving a quote from the contractor we sought authorisation from the landlord for the work to go ahead which was given on 01/03/2016. The work was then carried out on 02/03/2016. The bath in the other bathroom did work properly, low water pressure meant that it just took a little while to fill. On the 04/10/2016 you reported that there was a problem with a floorboard beneath the carpet. During discussions with you to find out what was wrong you said that you would have a look at it and let our Lettings Team know. You then agreed that you were happy for the landlord to have a look at the end of the month. We then instructed a contractor to view the floorboard who quoted for the work on the 10/11/2016. With authorisation from the landlord we then gave the go-ahead for the work to be done and the floorboard was repaired within a week. The deductions to your deposit reflect the poor condition that you left the property in, as per the inventory you were given a copy of. The photographs in the report clearly show the reasons why.
