Review this company after you have lived with them for a while. Sales process was great when I moved in. However as soon as I moved in I was told I would be paying a c. £200 damaged toilet charge plus repairs to a leaky ceiling. I hadn't even moved in. I emailed explaining and LS did then remove. The whole experience the other housemates had was nothing short of a nightmare to the point everyone just wanted to get the hell out. This toilet for the record had quite the history of playing up. About a couple weeks before I was due to move out, the same time toilet broke again. As expected, Shared blamed all tenants (again one hadn't even collected his keys!), tried to extort money once again. After much back and forth LS realised they had no case and dropped the charges...but boy they tried. The house was notified that all further toilet breakdowns would be treated as separate.... despite this thing clogging or breaking plus 3 times. After the first incident, I wanted to enact my break clause as soon as possible based on being an objective observer of that case. Kitchen had a wine fridge that despite multiple requests to fix nothing came of it. Kitchen had no freezer, just a large large fridge unit that looks like it's separated into two. The very small freezer was down in the basement. When asked if they could supply additional they said no as property was taken on face value...like I'm going to go around opening up fridge doors... Room had seen better days, stains all over the thread bare carpet and cracks in the window. Appreciate this was taken at face value, but your competitors (Lyvly for example, who I would recommend to any reader wholeheartedly over this company) offer superior rooms for similar prices. Having said all that...the kitchen layout and design was just fab, hence I am able to give 1 star rather than 0.

Hi Jack, We appreciate that you have left us a review as this gives as an opportunity to look into any matter that our tenants are unhappy with and see how we can make changes to avoid error from our side for future as we look to provide a high level of customer service. I have looked into your concern of charges made to tenants incorrectly and I can confirm that any charges that were applied to any tenants were based on professional engineers report who deemed the damage as tenant misuse. Any cost that was later covered by London Shared was as a gesture of goodwill to our tenants. We do expect our tenants to look after the property during their tenancy and respect all clauses in the agreement which includes any damage caused by tenants during their tenancy to be covered by the tenant. There are also responsibilities of a landlord which we take ownership of and any costs that needs to be covered by the landlord where there is an actual fault with any appliance or fitting and fixture the landlord’s cover costs. We would not unlawfully charge any of our tenants that they are not responsible to cover and we do follow all agreements as per the contracts that we have with our tenants. All our properties are equipped with appliances to suit the standard of the household. If there is a request for an additional appliance to be installed we do evaluate the requirements along with the space in the property. If we have provided sufficient level of equipment we do not add more appliances in the property as at times it can use a lot more of the free space or be overcrowding. As mentioned we do take pride in the service that we provide to our tenants and I can confirm that all actions taken from us were inline with our contract with our tenants.
