I would have no hesitation in recommending Ringley. They were appointed Managing Agent by the Tribunal after a thorough day long hearing. No significant maintenance had been conducted for some time due to disputes between the freeholders and a previous Managing Agent who did almost nothing for three years, allowing the building to deteriorate further. Ringley did get off to a slow start on account of our assigned Manager suddenly resigning which meant going back to the Tribunal and therefore further delays. However, once the Tribunal re-confirmed their appointment and Mary-Anne Bowring was appointed as Manager, the problems in the building were addressed forthwith. Ringley has a wealth of in-house expertise, legal, surveying etc. Alex Banyard, Ringley’s surveyor conducted a thorough survey, identified the remedial works necessary and breaches of the leases. Obviously items such as surveys and legal advice are not included in basic management fees, but I found Ringley’s scale of fees to be transparent - they were clearly laid out in their proposal to the Tribunal. The fee the survey for instance was £750, a competitive rate considering the previous Managing Agent charged us £2000. Ringley’s construction team, lead by Darius did an excellent job of restoring the building. It took over 2 months to get the building back into shape. If Ringley had not been managing our building, it would still look like a squat.
