I have been a client of Manson’s Property Consultants, Newcastle for over 10 years. During this time I have received 100%+ professional, helpful and friendly service from all of the staff. Earlier this year during a routine inspection on my first floor flat in Wilson Street, Wallsend it was noted the staircase was infested with dry rot and therefore making it unsafe to use. Manson’s very quickly arranged for a contractor to attend to give a quotation. The dry rot was emanating from the downstairs flat so Manson’s made contact with the owner who carried out remedial works. However it was felt these were not sufficient to enable my work to be carried out at great expense and for the contractor to offer me a guarantee for the work that I needed to undertake. During the whole process despite being kept informed my tenant became extremely demanding and challenging. After many weeks of negotiation with the tenant and the downstairs owner we were forced to involve the services of North Tyneside Environmental Health to resolve the issue and start repair work on the flat. Manson’s sourced an alternative contractor that could carry out the work which was commissioned. Arrangements were made with the owner of the downstairs flat and my tenant. Unfortunately, works were delayed due to circumstances beyond our control (ie securing delivery of materials). During the whole period as the flat was unsafe to live in we did not collect any rent from the tenant as she was advised not to live there. Despite numerous requests for her to move out she refused and continued to live in the flat knowing there was a serious health and safety issue. During the period the tenant notified us of issues relating to electrics and boiler that needed repairs. However, these repairs could not be undertaken as the property was unsafe to enter. In the meantime as the tenancy period was coming to an end I instructed Manson’s not to offer a renewal as I was uncertain how long works would take. The tenant was served a two month notice that the tenancy would not be renewed at the end of October 2024 and she was advised to make arrangements to find alternative accommodation. My tenant has threatened me with disrepair, harassment as a result of retaliatory eviction compensation claim due to a breach of Landlord’s obligation. Recently a colleague of my tenants posted a very damning review on the Mason’s website in relation to all of the above. Subsequently due to the defamatory nature of the review, the post was taken down. During all this time Debbie Smith the manager has worked in an extremely professional manner and the fact that her professionalism, competency and compliance with housing legislation has been questioned by my tenant is an absolute insult and outrages. Fortunately work has commenced and I have been advised that the flat is now safe to enter, and therefore the outstanding repairs will be addressed. Thank you Manson’s for all your assistance during this extremely stressful period. Debbie you are an absolute star and deserve a medal for everything you have had to endure to remedy this situation. I cannot thank and praise you enough for all your assistance and help.
