I have had a business relationship with Moginie James since 2009, when I purchased my first investment property through MJ.. A highly professional and seamless transaction impressed me so much I have since bought more investment properties from them. I now have two HMOs in the Splott area of the city and another in Roath, which I purchased through MJ last year. With four tenants in each of my HMOs, therefore twelve in total, I decided it would be best to move away from trying to manage these tenancies by myself and handover my small but precious portfolio to an organisation that would meet my very high standards. I'm not just saying that, I do have really high standards; I have sought out how to become a member of the Landlord Association Wales, joined the National Landlord Association and worked with the Private Sector Housing of the local authority to ensure I am meeting the most professional letting standards possible - even by doing little things like fitting interlinked smoke alarms in all bedrooms not just the communal areas where they are required. This is because it is vital to me that I am providing my tenants with the highest standards of rented accommodation and looking after their welfare as best I can. It is with these standards in mind I have this year instructed MJ to source suitable tenants for each of my properties, carry out all the relevant checks and to fully manage them. Whenever any issues may arise, the communication from MJ is second to none. I have no doubt that I will continue to work with MJ to source my tenants for hopefully years and years, going forward. I am in the process of purchasing a very different type of investment property from them - a one bedroom apartment in Cardiff Bay; I look forward to working with MJ to help me source and manage tenants with this one too.
