Awful letting company. We've been renting for a combined 16 years, never missed a rent payment or had deposit deductioned, yet northwood are by far the worst "company" we've had the pleasure to rent from. Most positive reviews are from landlords they represent, not tenants they let to. Will regularly break contractual clauses, no check-in inventory given, harasses tenants with near monthly inspections. Refused to fix the mold issue at the property and try to charge you for the damage. Tried to keep over half the deposit but when disputed kept less than a quarter. Con artists. House was freshly painted when we moved in and they did the same when we left. Painting over the mold and rising damp in the process. Paint would drip off the walls with amount of damp, mold and water ingress. Avoid letting from them, and if you have to, take lots of photos, document any problems you have with them because you'll need it when you move out. Good luck Edit after your lovely reply: It is clear there was no inventory when moved in as there is no tenant signature on this document. Checks were conducted much more frequent than 3 monthly. In the last 6 months of tenancy, when you realised you were losing good tenants, these checks were, on average, every 4 weeks. They were also, clearly, not for the benefit of the landlord given the state of the property as seen in the pictures. The property was correctly cared for whilst occupied by us. As you'll be aware, the adjoining cottage (different local landlord) does not suffer from these mold and damp problems as money has been spent improving insulation and installation of a positive input ventilation system. We also had a dehumidifier running 24/7, which, when I told you we had it on and it was costing us money, you emailed back and kindly broke down the cost of electricity, kW/h of our machine etc and worked out how much it would cost us exactly. Clearly demonstrating your lack of care or compassion to the great outlay of cost to buy and run this machine. As the property was painted before our tenancy and after our tenancy, it's clear painting over the mold is your forte. You are correct, after disputing the costs you wished to withhold from our deposit, you were awarded only half what you claimed for. As for the half we had to pay, we were advised, it was a matter for court and the third party couldn't intervene as it was outside their jurisdiction. This is aside from the fictional invoice you requested us to pay to have the septic tank emptied, just 5 months after paying to have it emptied ourselves. 16 years of renting across the country and you're the first letting agents we've had to leave feedback for. So yes, unfortunately we wouldn't recommend this company in the slightest and if you want to discuss this further, you have my contact information

You have highlighted some good points and why it is wise to use a reputable agent such as Northwood. You make reference to not receiving an inventory at the start of your tenancy. You are absolutely right, tenants should get a copy of the inventory and have an opportunity to review it and add any comments that they would like recording. The inventory is used as the baseline for the condition of the property when a tenancy starts. I can see on your file that you signed confirmation of receipt of your inventory at the start of your tenancy. It is standard practice to carry out property inspections on behalf of landlords and agents are contractually obliged to carry out property inspections every three months. If there is cause for concern at an inspection, then we will return to make sure any concerns raised have been addressed. I am sorry that you feel that is harassment but is it actually us just looking after the property, the landlords interests and doing our job. The property that you lived at was on older type of cob construction, and unless properly ventilated and heated would show signs of condensation through excessive moisture, which your pictures show. The property was painted before you moved in, not to cover anything up as you have suggested, but to provide you with a good clean home to move into. At the end of your tenancy we arranged for some cleaning to be done and requesting you pay the invoice for the cleaning, I am not sure that makes us con artists as you suggest but more of a responsible agent ensuring that the property is left in the condition as it was at the start of the tenancy. We followed the correct procedure in relation to your deposit, you disputed it and it rightly, went to independent arbitration through the Government approved deposit scheme that your deposit was registered with, for a decision. The deposit adjudicator agreed that you should pay for some of the cleaning bill. You have advised other tenants not to rent from Northwood because we follow procedures, ensure that deposits are properly registered and ensure that our landlords properties/ tenants homes are taken care of. I would say that these are very excellent reasons to rent with Northwood. We wish you all the best in your new home.
