I was a tenant for one year with Ellis and Co and I was quite unhappy with the level of service I received from them. First of all, they charged me a holding deposit of £360 pounds that they never returned to me. I am very happy the Tenant Fees Act is now in place to avoid such extortionate fees. The flat had multiple issues, but Ellis and Co was very slow to address them, and about half of these issues were still unresolved when I left one year later. When I asked them whether this is a managed tenancy, they said it wasn't, although clearly they were collecting the rent and organising the repairs. They clearly didn't want to take responsibility for anything. When it was time for me to leave, they were arranging visits for potential tenants without informing us in advance. They would sometimes turn up in the middle of the day or in the evening with a batch of two or three potential tenants, leaving me very little time to change and do a bit of tidying up and cleaning. The staff is friendly, but this just masks carelessness and lack of professionalism. I definitely not recommend them, and if you are a tenant you might want to search for a different letting agent. You have been warned. EDIT 15 Oct 2019 following response by the owner 1. The letting agency collected the rent, organised repairs and otherwise managed the tenancy. I never had any contact with the landlord whatsoever. Maybe the letting agent doesn't call that a managed tenancy, but for all intent and purpose it was. It looks like the letting agency just doesn't want to take responsibility. 2. Regarding visits after I gave my notice, here is what happened in detail. For the first batch of visits, I have indeed been notified in due time. For the second batch, there has been a misunderstanding over the date (maybe from my side, maybe from the "negotiator" side, who knows). After that, there had been three other visit batches for which I received no notice whatsoever. The "negotiator" would just turn up unannounced with some people, mumbling some vague apologies that "the office should have notified me". 3. The £360 charge has been referred to as "reservation deposit", I still have the email from Ellis & Co dated 28 July 2018 where this is mentioned. So there is no misunderstanding from my part. I note that the response doesn't address the issue of repairs and maintenance, as indeed when I left the following were still pending: - Mould in around the bath tub lining (this had been partially fixed by a contractor at the beginning of the tenancy, but he did a very poor job and the mould obviously came back) - Extractor fan not working for the bathroom and kitchen, which have been notified one year before and reminded many times in the interim (this would probably explain the mould in the bathroom) - Three out of four light bulbs not working in the bathroom (these were custom light bulbs that I couldn't replace on my own) - The safety switch for the dishwasher is jammed and has never been replaced despite my notification; since those switches are now mandated from a health and safety point of view, this switch is clearly not doing its job.
