If you are thinking renting a property through Martin and Co Bath - DO NOT. If you are thinking advertising your property for rent with Martin and Co Bath - DON’T. They have shown a dismal, slow and incompetent approach to managing our tenancy. 2 months will have gone by afflicted by multiple visits each week, slow responses, ineffectual dithering and general poor management. Having suffered the fist month mostly without a working shower what ever they did meant a further month with an oven that trips the electrics every time we want to cook something. The dishwasher broke within the first few weeks, redecorating work, and installation of wc we were told would be complete before we moved in had to be completed within the first month. The landlord sent their 14 year old to collect pieces of glass and furniture left in the garage that we were told would have been removed before our tenancy started. The multiple ineffectual visits each week insisting they are at times convenient to themselves when they are not for us, we have been forced to agree access with notice within the hour, or face prolonged periods of issues with appliances, plumbing and electrical issues going unresolved. Any gestures of goodwill, not a chance. Totally unacceptable, miserly, dithering. Dire. DO NOT USE! Would give no stars.

UPDATE: The review stays, I've got the business right. It seems your employees are not enough honest about it. btw it was a woman on the phone. I wanted to make appointments for viewings but I've been turned down in a rude way. The person on the phone told me I'm not a serious buyer because I did not sell my flat yet, not having the cash in hand... therefore they are not showing me any properties. And to make it even nicer, she offered me their services to sell my flat... thanks but no thanks.

It would have have been a director not an employee you spoke too and we know other agents have been saying this but we certainly haven't. I would like to find the phone call to evidence this - or have egg on my face!!!

This comment is in response to the response placed by Martin & Co (M&C) after my one-star review. The reason I didn’t provide a written review with the one-star before is because I was in a lengthily dispute with the landlord (LL) – lead by a member of the Martin & Co team. 12/03/20 Martin & Co, for the purpose of this review were not the property managers, it was LL managed – which seemed strange as they had such an input in this nightmare. Those of you who know me, know that my reviews are highly factual, & rarely involve any sort of ‘saltiness’ or ‘prejudice’. Initially my dealings with Gaye were pleasant, she’s a very lovely estate agent & is in general easy to deal with. She showed me a property, explained the dynamic of the property in conjunction with the LL’s property upstairs etc. It all seemed fairly simple. The problem with Bath is that it’s far too small, you’ll come to realise that there are rarely businesses operating in Bath who are at complete arm’s length with Bath residents. We were shown a property, Gaye even explained that the previous residents had loved living there & had a great relationship with the landlord. We were told that there was a zero-deposit scheme which would really help us given our financial situation. We decided that would be the best option. After a few months we began to find penetrating damp throughout the back rooms of the flat. Upon approaching both LL & M&C – both denied ever seeing/hearing of there being damp in the property. A month later the previous tenant approached us, & explained a number of things about their time in the property – including the damp they had suffered from in the back rooms (which they showed & explained to the LL). The tenant then showed me a number of documents which assert the fact of damp in the property. For example: the end of tenancy document signed by both tenant and M&C, had a statement about damp on it – specifically highlighting the issue with damp. So, you decide: did M&C know about the damp, knowingly rent us a property without informing us about it, or did they just completely miss the statement about damp on the ‘end of tenancy’ agreement that they clearly signed? Following a long-winded discussion with our LL – he explained that he would need to rip out all the walls, & replace them with a damp proof membrane. He explained that he cared about our health, & wanted us to move out as soon as possible, that we don’t need to worry about cleaning etc because he’ll have work being done once we leave. (Which appears is happening now we’ve left as it hasn’t been put on the market yet). This is where this gets a little “Iffy”. Upon visiting the office for M&C, I met their administrator Claire, very pleasant. I explained to Claire about the situation, that we were supported in our decision to move out and showed her the photos of the property condition (3 days prior to official end date). Claire seemed very sorry for our situation, expressed how bad it was that we had gone through it and showed some empathy for the costs we had now incurred to move to a new property. Claire at this stage saw the property, and did not say, whatsoever, that the property was not in an appropriate condition. Had she have said this – we could have cleaned the property ourselves & saved the nightmare situation. Claire even stated later in emails between her and the LL – that the property was in a “terrible state”, & yet she didn’t say a single thing about the state of it to my face. Long story short: M&C pursued us on behalf of the LL, through the adjudication process, and submitted claims for £1.5k in cleaning & decorating costs. This was a member of the M&C team who did this. £600 to clean a two-bedroom flat is rather extortionate. They treated us from the moment we highlighted the damp – as fools & from then onward acted in bad faith against us, on behalf of the LL (which is why I suspect they’re not at arm’s length) to try & chase us to basically paint over the damp that they had known about, so that they could get the property back on the market.

Treated very badly by M&Co - First Student house experience and they failed to have the house habitable by the time we moved in. There was a smashed window which they hadn’t fixed, there was mould everywhere and slugs and slug trails all over the carpets, the drains were blocked and the garden was extremely overgrown. We decided to drop the tenancy with them and they refused anything was wrong and would not give us a months rent back for the month they spent fixing all of these problems. After leaving the tennancy we were given no money back as compensation and never received any apologies.

Dear Harvey, Immediately after your initial complaint I went to the property and I didn't notice a broken window and the property was in good order. Despite that we did almost everything you asked of us in 1-week and you still didn't want to continue the tenancy, so we released you from your contract and almost immediately refunded your deposit. I honestly do not know what more we could have done.

I would not recommend using this agency. They had a poor communication with me and had clearly took side for the landlord at the end of the tenancy. For example, they didn't provide the 24h notice before a visit and just walked in without knocking on the door, which constitute a breach in the contract I signed.. It took them months to repair our toilets, which has been finally done before the end of the tenancy.. And finally they didn't bother to answer to my claims after the check-out inventory. As a result, I have been blamed for being pedantic when asking some explanation about deduction made on my deposit. Well if the agent would have answer to my mail or my claims (and just did their work) after the check-out everything would have been fine. To conclude, once you moved in and paid yours fees, they just do not care about you the tenant, but instead care about the landlord.

Paid everything upfront and now can't even get an email back regarding the state the house was handed over to us in. Trash left in garden, wasn't made aware of the property's key meter systems, waited weeks for the inventory sent by email. Just appalling, worst experience with a letting agency ever. Edit: my name is Annabelle Ruse and unfortunately I am definitely one of your tenants.

Horrendous service. The staff are rude on the telephone and take so long to reply to emails. The only time they were ever polite was when I came in months ago to begin my tenancy (I wonder why?? £???). Would never ever recommend. Even my landlords are swapping estate agents this year as this agency is so useless.

Dear Apple, Your complaint is really about a payment from your replacement in the property. This payment was paid through to you immediately after we received it, but as we received it a few days late due to an international payment being cancelled. Somehow you believe that this was our fault. As you were mainly dealing with me I can assure you we were not rude, and responded to you in a timely manner. I can also assure you that your landlord is not swapping agent and has been happy with our service.

I would not recommend this agency unless u r very desperate. They are unreliable and they have very little respect for the customers. Do not trust them in calling you back because they wont unless they want to take money from u.
