As students, I would never recommend letting through Martin&Co. Since we moved into the property in September we have felt completely ignored by the agency. We’ve been lied to about the furniture coming with the house and upon questioning we were told it was our problem to sort. When we first moved in there were about 10 different bins in our garden that hadn’t been removed which took them over a month to discard of, as well as a shopping trolley left in our back garden. Matting&co also tried to charge us for the boiler being re-pressurised within our first few days of living there which should’ve been done before we moved into the property. Upon request the agency gave us incorrect information as to whether or not there was a top up meter meaning we paid double the amount for bills for 2 months. When we first viewed the house back in 2021 we were told the house would be painted by the time we moved in. This has still only been partly completed with many failed attempts to finish while we have been present in the property. We were then led to believe it would be completed while we were away for Christmas as they said it would be the least inconvenient time for us, however, it has still not been done. To top all this off, our agent emailed to say there had been an error on our tenancy agreement they gave us to sign and we needed to move out after 10 months rather than 12. Then they said this was so that they could do work on the property and then they said that this was because they needed to tell the new tenants when they could move in. In all of this we have never felt like a priority to Martin&Co. Going through uni as well as dealing with all of this has been incredibly stressful. Do not rent through them if you’re students, they will try and take advantage of you.
Upon a request to move in with my partner the landlord denied the request (no problems we can live elsewhere). But did so with no reason given, knowing this could be a potential case of illigal discrimination, I asked for further explanation and have since been met with a stonewall from Martin and Co. Highly recommend using a more transparent lettings agency to rent with.
I contacted Martin&co in Bath to make an offer on a property, matching the asked amount in the listing. After prompting the agent a few times, she sent me the offer paperwork for the property, I offered the asking price, and the agent informed me in writing that the landlord had accepted the offer and proceeded to send me the paperwork with the agreed tenancy length. I filled in the relevant paperwork and sent it off, satisfied that I had secured the property, and quite relieved that I no longer needed to look for a flat. The property however remained in their active listings, I just thought they had forgotten to take it down. I then received an email the following day telling me that the landlord had accepted another offer. No explanation or apology. I emailed back explaining my disappointment, as I was under the impression that I had secured the property, but never received a reply or explanation. I was however added to their distribution emails advertising other properties (bit of a smack in the face after seeing a prospective tenancy fall through), without my consent, and asked to get removed from that, which I assume they did. I can only assume they received a higher offer and sent it on to the landlord after they had already accepted my offer, which should not have happened especially as my offer had already been accepted in writing.
Awful, avoid avoid avoid.
UPDATE: The review stays, I've got the business right. It seems your employees are not enough honest about it. btw it was a woman on the phone. I wanted to make appointments for viewings but I've been turned down in a rude way. The person on the phone told me I'm not a serious buyer because I did not sell my flat yet, not having the cash in hand... therefore they are not showing me any properties. And to make it even nicer, she offered me their services to sell my flat... thanks but no thanks.

We rent a property through Martin and Co that is owned by Counsellor Lucy Hodge in Bath. Lucy is a persistently dithering, miserly hunchback who refuses to update a 50 year old electrical system despite repeated and ongoing electrical issues that affected several appliances and despite the recommendations of the electrical safety report, John is her ignorant, mumbling and delusional lapdog. They insist on multiple visits at short notice and are totally ineffectual. They left loo brushes belonging to the deceased previous owners along with stained table cloths and a range of mucky and unsafe electrical items and other possessions of the previous owner and failed to carry out a range of clearing and plumbing work promised for prior to our ingoing which had to then happen a month into the tenancy. They sent their 14 year old to carry a large piece of plate glass out of the house and along the road and yelled at him in our front porch making a dreadful scene as he was clearly struggling. They’ve persistently disregarded the need to wear masks, and tried to push passed me into the house expecting to be able to come round at the drop of a hat. Two months in they have offered no gesture of goodwill to account for a first month without a working shower, unplumbed loo, and a second month with persistent electrical and appliance issues. They owned the property for four months prior to our ingoing and failed to check a single tap or light switch. Anything to account for the ongoing issues, forget it, no gesture of goodwill, absolute misers! Totally disrespectful and entirely inadequate as landlords. DO NOT RENT from either! It’s their children I worry for, controlling nimbyism at its worst. The agents messed up the tenancy start date which we had to correct with the council, we asked for a letter to show the proper date and Gaye the incompetent agent tried to get us to sign a new contract with a whole raft of additional, strange and very particular, restrictive clauses including where we would be allowed to put our toaster and kettle, they even tried to stop us using one of the rooms. Underhand and unacceptable, infuriatingly presumptive and condescending, totally ignorant of tenant rights, greedy, careless and miserly. AVOID AVOID AVOID.
If you are thinking renting a property through Martin and Co Bath - DO NOT. If you are thinking advertising your property for rent with Martin and Co Bath - DON’T. They have shown a dismal, slow and incompetent approach to managing our tenancy. 2 months will have gone by afflicted by multiple visits each week, slow responses, ineffectual dithering and general poor management. Having suffered the fist month mostly without a working shower what ever they did meant a further month with an oven that trips the electrics every time we want to cook something. The dishwasher broke within the first few weeks, redecorating work, and installation of wc we were told would be complete before we moved in had to be completed within the first month. The landlord sent their 14 year old to collect pieces of glass and furniture left in the garage that we were told would have been removed before our tenancy started. The multiple ineffectual visits each week insisting they are at times convenient to themselves when they are not for us, we have been forced to agree access with notice within the hour, or face prolonged periods of issues with appliances, plumbing and electrical issues going unresolved. Any gestures of goodwill, not a chance. Totally unacceptable, miserly, dithering. Dire. DO NOT USE! Would give no stars.
