Very poor practice from this letting agency. Notified them of my intention to early terminate by emailing the owner, and a few hours later by forwarding the email on to the lettings manager. Both emails were ignored. Followed up the emails two days later by phone, to be told that I have to serve notice directly to the landlord and not them, meaning that I've added an extra couple of days on to my tenancy. My landlords address on my contract? Care of Ainsworth Lord Estates, 49 Market Street, Darwen.
I felt like I was blessed the day I encountered Ainsworth Lord Estates. I had been painstakingly searching for a place to live for six months and I was fortunate enough to finally be accepted by Ainsworth. Unfortunately though the start was the only decent part, I'm almost 4 months into my tenancy and nothing has gone well for me, since I moved in I have had a leak which has become worse with everyday to which the agency has almost completely ignored me with between 3 week to 2 month response times. One thing I want to highlight is on two separate occasions they invited strangers into the property with no warning or apology! I near enough had a heart attack and was ready to defend myself. One of the men explained this is not the first time this agency has done this and has wandered into other tenants houses. Next I have had no working oven since living here, the shower broke after the first month and only a few days before a job interview, the fire alarms were not checked as required by law and I am certain of this because the batteries were depleted since I've moved in and the mould is insane, I couldn't originally see it because it was painted over but with the leaking roof it has become very clear and gone on to contaminate most of my clothes and belongings! One last thing which my plumber told me was that the water heater has no overflow meaning it is a ticking time bomb that will eventually leak the entire flat. I've warned them and they have yet to acknowledge it.
Avoid at all costs. Never sent you a cheque in my life.
AVOID AT ANY COST! Paul, the director of Aisworth Lord Estate, highly recommended a surveyor he used regularly & trusted, for a property we'd offered the full asking price on. When the surveyor's report came through claiming it was not a mortgageable proposition, he instantly changed his mind about him. Paul said we should overlook the opinion & the identified repair work over 75k. Paul advised that we should now fork out for another surveyor for a 2nd opinion. His advice is comical. It gets better!! He took a deposit of 5k from us, explaining at the time that it was just a goodwill gesture to show we were serious buyers. After the report came through, we told Paul on 29th Sept, that we can not proceed, we asked him to return the deposit. Paul was now not forthcoming with communication, so my wife gave him a 1star rating. The communication instantly improved, she received an email threatening her with legal action for rating him. The prison attire is definitely not for her. 😆 Paul claimed on 5th Oct, that he's been in talks with the vendor to prevent us from losing our deposit. My wife has trust issues when it comes to him & insisted we visit the vendor. It pains me to say it, she was right! On 8th Oct, the vendor confirmed her suspicion. We decided to confront Paul in person today. When asked why he still has our money, he said he would be transferring to the vendor this week. 🤔 Paul said he was hoping to negotiate, he could offer us deal so we wouldn't lose our deposit. We asked him what he proposed. He's response "why don't you buy half the premises it would cost less". I can't stomach this man. My wife entertained him & asked for the price. Paul said 75k. Now for simple maths Surveyor valuation = 100k full premises Half premises =50k Paul's DEAL for half premises =75k I wonder if Paul failed maths Now for simple maths: Surveyor = 100k for full premises Half premises = 50k Paul's DEAL for half premises = 75K I wonder if Paul failed maths
DO NOT USE! Absolutely awful service! I arranged an appraisal yesterday with Verity due to take place at 11am this morning. I sat outside the property for 10 minutes and nobody turned up. When I called their offices, they said they had been delayed and would be around 15 - 20 minutes. Had I not called, I would have been none the wiser. I did not receive any kind of notification about the delay. They did not show any remorse or regret. All I can say is they are highly unprofessional and I would steer well clear of them. I can only imagine how they treat buyers and tenants if this is how they treat sellers and landlords!

Note this review is for the Blackburn as I am being ignored by the manager there. If you are renting with the Darwen office you might be fine but my experience has been awful with the other one. AVOID AVOID AVOID If you are planning to rent one of their properties, please don't make my mistake. Firstly, I will start by saying the regular staff members are actually nice. They will help you during the renting process and can be supportive. HOWEVER, once you have paid and moved to the property is when the problems start. You start having to deal with the "higher" people who will give you a few problems and as other reviews clearly state, they won't actually contact you. I will talk briefly about my experience, as it is an ongoing issue and I want to keep some details until the case finishes as it is only escalating currently. Paul, who is also mentioned in many other reviews will happily give your contact details and more without consent to third parties and previous tenants. These people are not supposed to have any contact with you (more info will be added in a later review). If you need any repairs, you simply log them onto the app, right? yes and it's a good app except for the fact that the issue will be ignored for weeks until you contact a ludicrous amount of times (maybe 20?). Then they will get someone who is not fit for the job, so clearly aggress the problem is still not fixed. After that, they will not update you yet again and refuse to reply to any contacts. Again, I will add more in the future if advised by my solicitor, but in my case, this was a basic amenity which I went without for more than a month and counting. There are more issues but just trust me and find a property with one of the other many agencies out there. Possibly more to follow.
