I cannot recommend this agency at all. I hope if you read this as a landlord you decide to go for an better alternative. They don't take care of the property, don't do any repairs even if they are major and affecting the health and safety of tenants. They are horrible when it comes to their communication as they don't even bother to reply. Even agreements before signing contracts are not getting fulfilled. Overall, I would like to give them -10 stars if I could, as they are treating landlords and tenants disrespectful and are not helpful in anything as they don't do anything really. I hope UK laws will change in the future as the way they work should be illegal. I see this agency as a scam.

Awful letting agency. Oxford standards are not that high but this one wins the 'worst agency award'. I am not even going to start telling about how poorly they dealt with the house viewing and references period, but now that we have been tenants for 2 months, they have not sorted any of the issues we raised. Even though they keep blaming it on the Landlord not being responsive, I feel as the agency that deals with the property management they could do something more.

Manuela, I am sorry that you feel that you have waited too long for requested works to be completed, and assure you that we are doing everything in our power to rectify the matter. Letting agents are permitted only to act on the instruction of their client, the landlord. I know that we have explained this to you. Your contract is with the landlord, and we require the landlord's authorisation to act on repairs or maintenance. We have suggested to you short-term actions to mitigate the matters, and we continue to raise the matters with your landlord and will take action once we have been instructed. I have reviewed correspondence for the pre-tenancy period and can see that along with your co-tenant we hosted viewings of 7 properties including a total of 4 viewings of your current property before you committed to it. I can see that you and your landlord entered a negotiation prior to you committing to the property. Following your confirmation of an offer to rent, the pre-tenancy process proceeded without complaint from you at the time. I note also that we made clear to you that our client had instructed us that we should not prepare a pre-tenancy inventory as that would be done directly by the landlord. I would be happy to remind you of the correspondence and discuss your feedback with you either in person or on the telephone. Kind regards, Bill

I have never been treated so poorly by any estate agent ever. I booked a viewing with Alex, who had promised to send videos of the property over before the in person viewing. He did not do this, and I had to call the office 4 times to confirm my viewing. When it was finally confirmed, myself and a friend travelled four hours to view the property, and received a call 4 minutes before the viewing, whilst we had been standing outside, saying that the viewing was cancelled as the tenants were isolating. I explained that we were hoping to put an offer in for the property that day, and asked if we could stand outside the property and watch the videos as we still hadn’t been sent them and I had a lot of questions. I was told very curtly by Alex that there was nothing he could do and he was on his way to his next viewing. I was astounded by the fact that this lettings agent had the time to find out the tenants were isolating, call the next viewing and rearrange and then make his way to the viewing, but didn’t have the ten minutes he had promised us to simply talk about the property. He clearly wasn’t planning to make his way to the viewing, as he was already off in another direction. He refused to even have a phone call about the property. I was told I would be sent the videos as soon as he hung up- several days later and I still haven’t got them. To make matters worse I tried getting in contact with Alex, who hung up on my calls and when he did pick up was extremely rude, and found out through another agency that the property was under offer the whole time. I am absolute appalled and see why estate agents get such a bad reputation now.

Nus, I have written to you separately to apologise for the dreadful experience your received. Alex did not deliver the service quality we aspire to. There is simply no excuse, and I am grateful for you bringing your expereince to my attention. Kind regards, Bill Cooper

Marta, It is hard for me to understand your feedback given the interaction with your. You registered your interest in one or more of our properties, we registered your interest and sent you the options we had available that most closely matched your budget and location preferences, and we heard nothing back from you. Our interaction with you appears to have been professional and appropriate. I'd be grateful if you would explain what aspects of our contact with you warranted a 1-star review. Kind regards, Bill Cooper

Sam, I'm not sure why you have left this review. I can see we last supported a tenancy for you that ended in 2015. I can't find any record of us having you as a tenant over the last 6 years. Please do get in touch so I can understand why you have left this 1-star review after so long. Bill C

I am rating the referencing side of letting a one star, as when passed onto the ladies on that end, I felt like they did not care at all about me or my queries, let alone actually getting my reference done. As I have worked in referencing …

Mr Anonymous, I appreciate you taking time to feedback and I would have liked to have been able to respond specifically by looking into you case, but I can't given the anonymous nature of the feedback. Your feedback relates to a 3rd party we use for referencing and not directly to Martin & Co staff. That said, our partner does reflect n our overall service and we will try to work with them to learn lessons.

Thief, they will keep part of your deposit without a real reason , the DPS doesn't really protect you , they can do anything they want with your Money, i won't suggest this company and any other big company to anyone. Manager highly unqualified, (miss Kate). They do viewing and inspection at any time and As many times As they want (not allowed in the contract), they don't care in any of the contract clause and they increased the rent after just 6 month of more than 5% (not allowed in the contract).

Gioia, the deposit deductions awarded to the landlord by the DPS reflected evidence provided to them from an independent check-out report detailing condition at the end o your tenancy. Deposit negotiations are between a landlord and tenant, as managing agent we are duty bound to remain impartial. The DPS arbitrated a dispute between you and your landlord a process that is entirely independent of Martin & Co. The arbitrator stated that the award of costs to the landlord was 'given the amount of cleaning required at check out and at check in, I find the claimed sum is reasonable ahd justified'. It further states ' I find the rest of the claimed sums are reasonable and justified'. In future, I would encourage you to maintain your rental property in a better state of cleanliness and avoid doing damage that may result in deposit retentions.
