Quite dissapointed with the agency. All the checks done to current place were quite satisfactory and we take care of the house as if it was ours. However, the feedback provided from those (pointing out the little only few issues we got such as mould because of water getting into some areas and some others detailed below) is nothing or that we should not be reporting these and sort out ourselves when it requires professional works. We are living in a place where the boiler has not been checked in a long time and it keeps continuously either stopping due to reduced pressure or disconnecting from the thermostat which makes it stop too. Added to this, there's a leak somewhere around the boiler, a couple of windows which were not well fitted and air keeps coming (specially now in winter season and needing the heating to be turned on for longer causing more expenses), mould in some places and water leaks in the structure which are not sorted yet. Therefore, there is nothing else for me to do than leaving this 2 stars review since there is no spark of professionalism (and I have lived in 7 houses now and can only complain about management of 2 of them). I hope this can be improved for everyone's benefit (company and clients).
Take a close look at the one-star reviews—they're all too familiar. Selling our house through CJ Hole was one of the most stressful experiences of our lives. In contrast, buying through Ocean was seamless. Most issues mentioned in these negative reviews happened to us. We also viewed properties with CJ Hole, and the difference between their agents and others was staggering. Their sales progression was somehow even worse. We've submitted a formal complaint to the area director. I won’t say more for now in case legal action is needed, but I’ll share a full review when I’m able. I’m still in shock at how appalling our experience was. If you’re considering selling, do yourselves a favour and book in some viewings in the area with them first to see how they conduct viewings and then ask yourself if you’d want them saying that about your property!
Warning advisory, do not get sucked into their pitch to sell your house. From the start, the sale pitch was excellent, however, over promised and under delivered in all aspects. Their communication was extremely poor, no one ever returned our calls or acknowledged our emails or SMS. They would schedule viewings, but never turn up. Leaving potential buys waiting at the property, leaving the vender to sell the house or show the buyers around. When one of the team did show up, they lacked any knowledge of our property and were quite simply ‘door opens’! This could be down to a lack of experience or training from the leadership team. After buyers showed some interest, no one would follow this up, we had no idea what strategy CJ Hole had to sell the house and no feedback following most visits. We have since removed our property from their books, because of countless errors, disgraceful service and the team even misplaced our house keys. Be aware that someone from the team will likely respond to this review and claim this is not true. If you decide to use CJ Hole, you will regret it very quickly. I wish I looked at the reviews sooner, and saw the amount of poor customer feedback. We can’t all be wrong? CJ Hole MUST take full accountability for their mistakes. However, given that none of the branch directors or leadership team even acknowledge the complaints sent to them, this demonstrates a lack of customer care or service recovery.
Made an appointment to view. Didn’t show up. No phone call and not returning a call. Others before and after us also had appointments but no-arrived to show us the property. Very unprofessional.
I had an extremely disappointing experience with CJ Hole and would not recommend their services. I initially chose CJ Hole because Sam Grey, the agent I met, seemed less pushy compared to others during the initial valuation. I explained my tight timeline, as I had a six-month window to sell the property before needing to renew my mortgage. Unfortunately, the process fell far short of my expectations. The property was listed at the recommended price, but it appeared so far down on Rightmove that it was overshadowed by older, stagnant listings. Despite this, I heard nothing from the team for six weeks—no updates, no viewings, and no proactive communication. When I finally received a call, it was from someone I’d never previously interacted with, informing me that I should reduce the price because there were better options available on the market. When I asked about the strategies being used to generate viewings—such as boosting the ad, creating a video tour, or leveraging social media—I was told that none of these steps had been taken. Instead, the first and only suggestion was to lower the asking price. While I was open to adjusting the price, I needed to have confidence that all other options had been exhausted, which clearly wasn’t the case. CJ Hole also promised thorough feedback, but after two months and just one viewing, the only feedback I received was vague and unhelpful: "Liked the kitchen/area, not enough light." The handling of property viewings was equally concerning. When I asked who would be showing the property and whether they were familiar with it, I was told it would be someone who had never visited it before. My concerns were brushed off with assurances that they would arrive 10 minutes early. How can an agent confidently showcase a property they’ve never seen? To make matters worse, a simple request to leave the keys at the property wasn’t followed, leaving me without keys to my property over the weekend as the office is closed on Sundays. After I decided to terminate the contract and provided clear instructions on the end date, CJ Hole failed to follow through. A month later, my property was still listed on Rightmove and OnTheMarket as a "new listing" despite it being one month past the agreed removal date. I was told this was due to a technical issue, but it went unnoticed by their team for weeks. This mishandling undermined my efforts to transition to a more competent agent and left my property stale on the market. While the market may be challenging, the lack of attention to detail, poor communication, and failure to follow basic instructions have caused significant frustration. My interactions with Sam Grey were particularly exasperating—it felt like pulling teeth to get a action. Don’t be misled by their "family business" approach. Their service lacks professionalism, customer care, and effective strategy. Save yourself the trouble and opt for one of the many other capable estate agents in Bristol.
Probably one of the worst estate agents I’ve encountered. I unfortunately had to buy my house through CJ Hole. Their communication is poor, often taking days to reply to an email. Most calls go through to a call centre and no one will call you back or even acknowledge that you’ve called. Which makes things very difficult on the day of completion and you need to collect the keys! It seemed difficult conversations were avoided and kept via email. I found the staff generally very rude and inexperienced. One member of staff told me I was ‘being silly’ for not selling my house through them and was very pushy. Another asked me whether I write my emails via Chat GPT because they were ‘weirdly worded’. I found they lacked any skill in building relationships between me and the seller, actually the complete opposite. I ended up speaking with the seller directly to get issues resolved as CJ Hole were creating issues between us. CJ Hole relisted the property I was buying without telling me first (I received the news via email and no one had the decency to ring me to discuss this). This was reactive to a survey I had done and I had requested a reduction in price. The seller told me that CJ Hole had suggested him to do this however CJ Hole deny this. I had friends call up and enquire about the property, they were telling them that the buyers of the property I was selling had pulled out and that is why it was relisted, which was a lie. They also failed to mention the issues from the survey. The amount of stress they caused me was unbelievable. I nearly lost the buyers to my property because of the delay they caused and I was looking expensive rentals because I didn’t want to lose my buyers. And the worry of losing the money I’ve put into solicitors fees etc. I did raise concerns with a manager who did apologise for staff comments but that doesn’t undo the experience. I would not give any money or time to this company. They will lie to you and cause you unnecessary stress. They are unprofessional and inexperienced which shows in all their interactions. Not surprisingly most people I have met along the way also don’t have a good word to say about CJ Hole. Avoid this company!!
