We found that the staff at CJ Hole are very professional, it was unfortunate that in the current market we withdrew our need to sell our house, will look at it again when the market improves

The worst estate agent I have ever dealt with. At the beginning of my property purchase process, they relentlessly pressured me for updates—asking if I had received the searches, if the mortgage offer was in, and constantly following up on these matters. As requested by them, I worked diligently to ensure the mortgage offer and searches were completed promptly. However, once these were done, their behavior changed completely. They informed me that the landlord had issued an eviction notice to the tenant, but they repeatedly misled me with false deadlines. Eventually, they admitted that the landlord was only just beginning the proper eviction process. Their lack of professionalism was astounding. They were extremely attentive at the start when they wanted my updates, but after I fulfilled their requests, they became unresponsive. I had to physically visit their office numerous times to get updates, only to be told they would speak to the vendor and get back to me. Their communication was disorganized, and they failed to provide clear or timely information. If they were uncertain about the tenant leaving, they should have consulted the vendor, obtained a clear picture, and informed me honestly. Instead, after wasting my time, they suggested I look for another property—by which time it was too late to find something suitable. Because of this agent and the vendor's poor handling, I had to re-submit my mortgage application, pay for a new application, and may also have to pay for another lender’s valuation. This is utterly unacceptable. The estate agent clearly had no control or understanding of the situation with the vendor and provided no proper updates. On the other hand, as a buyer, I was pressured incessantly—unnecessary calls to my solicitor and mortgage broker, creating stress and urgency on my end—while they failed to manage the vendor’s responsibilities effectively. If you're considering purchasing a property through this agent, I strongly advise you to only pursue empty properties. Once your offer is accepted, they lose all interest in supporting you. Terrible experience—unprofessional, disorganized, and completely lacking in accountability.

I understand the outcome was disappointing for everyone involved in this transaction, however, I’m disappointed at your overview of the process, incorrect information and that some critical details have been missed, including the requirement for a court order. You state that you ensured mortgage offer and searches were completed promptly, I’m sorry but this is completely incorrect. Your offer was originally accepted in November of 2023 and 6 months later, you were still unable to obtain a mortgage offer for the property. You were aware from the initial viewing that the property was tenanted, and the sellers were upfront with the fact that they would not be issuing notice to their tenant until you had secured a mortgage offer for the property. I’m sorry that you did not appreciate the chasing, however a mortgage offer is usually obtained within the first few weeks of the process, not months and we would not be acting within the best interest of our clients, or doing our job correctly if we did not follow up on this. It is not normal to still be trying to obtain a mortgage offer over 6 months after a sale is agreed, when most sales reach completion within 3 months. We were unable to obtain updates from either yourself or your mortgage advisor, waiting weeks and sometimes months for a response. For this reason, the sellers aborted the purchase to yourself and began re-marketing the property. 2 months later and you contacted us to advise that you finally had your mortgage offer and wished to continue with the purchase. Once this had been confirmed, we advised our seller to give notice to his tenant, which he did. Unfortunately, the tenant remained in the property past the tenancy end date, meaning the sellers needed to commence court proceedings to obtain vacant possession. We updated through every step of this process and whilst I appreciate they may not have been the updates that you wanted to hear, they were the updates and therefore all we could provide you with. We are not managing the tenancy and can only pass over the information provided to us by the sellers. Court proceedings are not a quick process unfortunately and very few updates can be given until a court date is provided, and the case is heard, which can often take several months. We informed you of this and the expected timescales on multiple occasions, we also responded to your emails extremely promptly (usually within an hour or two of them being received) and we empathised with the position you were in. You visited our office on two occasions, both times you had already had an update from us that same day and attended the office in the hope of being told something different. Whilst it’s never nice to deliver bad news, it’s far better to have the truth and transparency than to be led to believe something that it false. Unfortunately, court proceedings are out of our hands and neither ourselves nor the sellers could do anything further to speed this process up. Instead, we advised you several months ago that given your tight timescales, you may be better to find an alternative purchase and our seller would understand if this what you decided to do. You chose not to do this and to continue to wait, so I do not understand how we could have provided you with any more information or could have been any more transparent than we were. Your review is a stark difference to all the other reviews from our clients. We pride ourselves on the service we give to all our clients, particularly once a sale has been agreed and whilst I’m sorry that you have not been happy with the service provided, I do not agree that we were at fault here and unfortunately certain parts of the process are out of our hands, court proceedings particularly. Whilst I do not appreciate the false information provided in your review, I wish you the best for the future and your new purchase. Rude, not understading and unhelpful. Highly unrecommended. Also breached data compliance so had to report to information commissioners office. AVOID at all costs
