I was a tenant with Nicholas Humphreys for two years. The first year, they were our letting agent but not our landlord, so we had very little to do with them (and they were a godsend compared to our landlord...) The second year, they both let our house and managed it - and therein lies the rub! The property was dirty when we moved in, and we were charged for its "dustiness" when we moved out. Glynne (property manager) was impossible to contact all year (always in meetings! busy woman!), aside from the occasion she badmouthed one of us (an NHS nurse) to her face. We discovered, 9 months into our tenancy, a genuinely smoking, sparking, half-melted plug socket under our kitchen sink which had been overlooked by them and their contracted electrician during inspection, which was causing power cuts and setting off our carbon monoxide alarm. They left our front door open after a house viewing. They did multiple house viewings without letting us know (a legal requirement). They broke our tenancy agreement regarding the process for deposit disputes and still walked away with hundreds of pounds. It took them a MONTH to fix our bathroom lighting after we first reported it as broken. They were generally quite rude and uncommunicative, which was extremely frustrating during the covid pandemic, as our move-out date approached. So, overall, not a positive experience. They get one star because the scouser who showed us around houses was dead fit, and a second star because Jennie has served some Absolute Looks over the year. But that's about it. Sorry guys.
Before we moved in they were amazing, but as soon as we moved in, we realised it was a false sense of security. We had no induction, and the house was left in an absolute state. Since then, more and more things have gone wrong with very slow replies and fixings (In fairness, this is in part because of a stubborn landlord), although they are eventually sorted after a few weeks. This included complaints of broken bed frame, damp, broken oven, slug infestation, unusable garden due to household waste being left by previous tenants, and the washing machine which is still broken, as it has been for 5 weeks now. Throughout all of this, we have to call multiple times to get an answer
Do not rent from Nicholas humphreys! Genuinely the worst experience I’ve ever had. So many problems with the house and took months for anything to be fixed but most issues were never fixed as they like to ignore their tenants. Now they are trying to withhold our deposit when all the issues in the house were already present when we moved in!
NO STARS!!!!! DO NOT LET YOUR SONS AND DAUGHTERS RENT FROM THEM!!! My daughter rented a house through them last year in her final year at Uni. On turning up the place was disgusting, DIRTY KNICKERS ON THE FLOOR, BROKEN CHAIRS IN THE YARD, MOULDY BATHROOM, GRUBBY MATTTRESSES, WARDROBE ON THE LANDING, EVERYTHING WAS STICKY AND COVERED IN ALCOHOL and so before moving in it had to be cleaned top to bottom. The house was very rundown but if i'm honest it was no great surprise as it was a student house! My daughter had to request a replacement bed as hers was broken. She rang, emailed, visited and was finally at breaking point after 3 months of poor sleep. She was eventually promised a new bed. IT NEVER ARRIVED. She went to the agency to talk to them face to face and started to cry out of frustration, the man she spoke to (wish I knew his name) LAUGHED at her!!. I then contacted the agency and the rest is history. No-one came out to sort the issues out. Water was dripping through the ceiling from the shower onto the electric light at one point! Nicholas Humpreys have now refused to give the girls their full deposit back due to the house needing cleaning and repairing, LOL, luckily we took photos when they first moved in showing the condition of the property which clearly hadn't been inspected properly as many of the issues they raised were from the PREVIOUS TENANTS. I have no idea what other Estate Agencies are available for student rent in the Manchester area but do yourself a massive favour and stay clear. If you have already signed a tenancy agreement with them- word of advice take lots of photos so you can prove the condition of the property before you move in. They do not answer the phone either so you will always have to leave a voice mail. Parents - sorry but there's every chance you may have to deal with them from time to time . Good Luck!
Avoid this agency at all costs. Awful property with issues from day one with property not having been even cleaned before new students moved in. Reported form start of tenancy regarding unusable broken furniture dirty stained mattresses filthy house conditions. All will be the same for any new tenants as only lip service given. Progress to reports a few months afterwards regarding damp/mould and vermin infestation, again lip service given . Property my daughter has now thankfully moved out of is still infested, still mould ridden with the same broken furniture and stained mattresses ready and waiting for this agents next victim. Awful housing quality and do not fix re occuring issues in the property! Do not rent with these!
Turned up to viewing, were told first come first served so we competed with another group at the viewing and managed to fill out the form first. A week later we get an email that said they tried sending a confirmation email but the email bounced back for an unknown reason so they gave the house to another group without attempting to ring us first to tell us we got the house. We lost out on the house through no error of our own.
Take forever to get back to you and never answer calls however very nice staff
