Terrible company for renters. One of the rooms was covered in mold for a full year before it got fixed, and they only sorted it because we were moving out and they needed new renters. They even had the cheek to try charge us for it but refused to give a discount in rent when we proved it was their fault! (Vent was covered over). Like everyone else has already said they also tried to scam us with a bunch of false charges from our deposit too (£500 for a cleaner after we spent a full day cleaning? I don't think so!) Then they even tried to add more onto the bill after, absolute scam artists. Thankfully due to their incompetence they didn't secure our deposit properly so we got it back by threatening court action. They have no interest in the welfare of their tenants, avoid at all costs.

Terrible service from MS Morley. Andrew the Manager came to put our house on the market. Said a figure for it, we thought that was too high to which he promised that if our house was under valued he could fight it because ‘he sells loads of homes that come under valued and he uses variables of local houses to fight and win.’ House got under valued by 15%. No one couldn’t care about challenging the valuation. The after sales lady (who was the only decent person from this company) stated ‘they never challenge a valuation so I don’t know why they said that.’ We & and the buyer had to meet in the middle as we needed to act quick on our house sale in fear of losing our dream house. MS get their customers by lying. That’s what happened here. MS also over charged us, they charged their fee at the original selling price, not the price of the final sale. Complained to the Managing Director about the lies from Andrew and the over charge to which he denied both after an ‘investigation’ Took our complaint to the Ombudsman who decided in our favour and confirmed we had been over charged and agreed that the variables had never been challenged! Terrible customer service from day one, rude teams from branch up to top bosses. Never using again!

Really sorry to read this review, especially having now had the result of the Ombudsman review that made an award which was a fraction of what you claimed you were owed. In the end you achieved a price, once our team renegotiated with your buyer, of 96% of your asking price which still broke precedent for a house of that sort within the area. As a family owned and run business and whilst we don’t always get things exactly right we are always honest and straightforward in our approach. We are truly sorry if the service you received from Manning Stainton was not as expected but are satisfied that we can now draw a line under this. Wishing you all the best in your new home. The worst agents in Leeds, Does not respond to emails, booking a viewing with them is such a waste of time. They make booking a viewing necessarily over complicated and difficult unlike other agencies who keep the process simple and straightforward. they ask you to fill forms after forms.. Ask you certain questions and say (we'll check with the landlord and get back to you).. LIARS!, they never get back to you. Some of their rental properties can remain their site and other sites zoopla despite being let agreed. Why mislead people for. Such incompetent and unreasonable fools!

WARNING TO RENTERS: this estate agency will attempt to claim large fractions of your security deposit regardless of the condition of the property when you vacate. If you must rent through them, ensure you take detailed photos of every room including any and all dirt, damage or disrepair. Note each of these in your 'check-in report' and take a picture or a scan of it for your own records before returning it to the agency. If (when) the agency attempts to wrongly claim against you I strongly suggest creating a detailed dispute and submitting it to the Tenancy Deposit Scheme. The scheme awarded 70% of the deposit back to us after the agents attempted to claim 80% of our deposit with spurious justification.NegativeResponsiveness, Quality, Professionalism

Either incompetent, or underhanded to the point of dishonesty; avoid if you possibly can. Check my other reviews, I'm a reasonable guy and don't say this lightly. After eighteen months as the perfect tenant, putting up with generally 'meh' contactibility and service from Manning Stainton by telling myself things were fine and I didn't need them anyway, the real problems began. After moving out, it took *eight weeks" to get a proposal to return my deposit. A proposal that didn't even reflect the condition this firm recorded in their own check out report. Not eight weeks to get the money; eight weeks to get a RESPONSE. Not sure they'd have been so quiet after eight weeks with no rent, but who knows? Evidently complicit in their landlords' tactics, if they bother responding at all they'll delay and delay with excuses about work (while the property is remarketed, of course) in hope that you'll be desperate enough to accept any deduction when it finally arrives. £10 to tighten a screw in a light switch! £40 to replace a £5 wardrobe bar with a slight dent! Charging for items you've raised as broken during the tenancy! They'll even connive with your landlord to try to screw you for cleaning charges after the property's been open for viewings for months, despite preparing a report showing it was clean when you left! Unless you fancy pursuing claims through the regulator to get back your own money, avoid.

With a severe heart ache i write to warn potential tenants, landlords and others of this letting agent most especially their Morley branch. They are so RUDE, RACIST, and UNPROFESSIONAL about their dealings. My wife and i were sent an agreement/contract after paying the holding deposit to an apartment and was successful with the application. We were to come pick up the keys to the apartment and pay our security deposit with one month rent. In the mail that was sent to us towards the agreement, there was no SINGLE full address of the letting agent to follow through to sign the documents and pick up the keys, the only address we could find was written in the agreement itself, this address however was so misleading as it took us to a housing estate that had NOTHING to do with Manning. Prior to our arrival at the wrong address, we had already been contacted by one of the manning agents asking us why we were not yet at their office, the agent called us and lied to us that our agreed meet up time was for 03:30hrs against what was clearly written on the email sent to us which stated 04:30hrs. We were informed we were late already and they soon would close and we would have to come back the next day to pick up the key at 09:15hrs. My wife and i practically begged these agents yet they remained adamant we were already late, due to a fault not from us but due to the wrong address they put in the agreement we were to sign. We had to drive against all traffic several miles after being informed of the correct address and while en route we were informed constantly that we wouldn’t meet them at the office as they were about to close. Kindly note that my wife and I tried to start moving that same day as moving the next day was not feasible and realistic due to STORM DENNIS and due to our tenancy agreement ending the next day which is the same day we were asked to shift the meeting to. We got to their office and still met all their staff in their office with the sign still stating the office was still open after a 20 minutes drive {Another lie} while at their office, we kept begging these set of inconsiderate individuals “ALL WHITE BY THE WAY” to allow us sign the agreement, make payment and get the keys all of which fell on deaf ears (Zero customer service) their agent who attended to us was rude as she kept informing us that there was no more time to sign any document even though we kept on pleading for almost twice the same number of minutes it would require to sign documents and make payment. We were forced to change our move out date and was forced to move out in the storm with the chances of our properties been left out in the rain as we had to return the keys to the previous apartment the same day our move in date was postponed to. We were practically walked out of their office with no regards to all plea and should i also remind that while driving to their office with us pleading on phone just to be speared few minutes of wait so we can get documents signed their customer care representative we spoke with muted/Dropped the phone, making us continue to talk to the phone without her listening to our conversation while we listened in horror her chewing gum and typing while talking and laughing with her other colleagues in the background with no regards to customer service. THIS MESSAGE IS TO ALL INDIVIDUALS OUT THERE, LANDLORDS AND PERSPECTIVE TNANTS OUT THERE...... don’t be deceived by the multiple 5 stars you see here they are probably from other branches of manning Stainton. There’s also a sincere review posted about a month ago here that reflects who they really are.
