Not very happy with checkin process.

I did not get a checkin time until a day before I moved in. This caused me lot of inconvenience in planning my move. Despite repeated calls to the agent all I got was that I will receive a call back by end of the day. But they did not call me back even once for giving me a checkin time, Apart from this issue everything else went smooth.

Unprofessional behavior

James Burgess was polite at the beginning but due to an apparent miscommunication between two agencies (Elliot Lee and Maple Estates) he became very frustrated. He stated that he travelled “very far” to view my property and I explained that I was not informed about a viewing, therefore I could not allow him in. As he left he muttered the following words under his breath “f***ing hell”. I found that to be incredibly unprofessional and rude. I am quite disappointed with Elliot Lee and would not recommend them at all.

We have spoken to the member of staff mention below - James, and would like to clarify the points. James had confirmed, in advance, twice with your rental agency that he would be attending the property as instructed by your Landlord. Whilst attending the property he was refused access by you and spoke directly with the rental agency on loud speaker so you could hear the conversation, however he was still refused access to the property. You were then arguing with your rental agency regarding maintenance issues which had nothing to do with the appraisal visit instructed by your Landlord and ElliotLee, who have no dealing with regards to the rental of the property. At this point James left and replied ‘’thanks for your help” which you appear to have misheard. We take reviews of service very seriously. Poor service, unnecessary Fees of £1000 form buyer

I had an extremely bad experience dealing with this Estate Agent Service. Firstly they charge you a hefty £1000 in the of Move Managment Service(MMS) but there is no service really. I think its just a way to make money from the buyers. They said there will be a dedicated person to deal with my purchase as a part of the MMS but whenever I needed them to arrange subsequent visits, it was very hard to get one. The Agents didn't help me sort out the issue during the completion of sale when the Seller left a lot of rubbish in the loft. I have bought a property form another local agent earlier and I had a much better experience dealing with them. And they didn't charge any fee. I would never deal with this estate agent again unless I am madly in love with the property they are selling.

We typically get excellent feedback from our buyers with regarding the service they receive. May I remind you that there were several offers available to the Vendor at the point of your offer, it was their preference to proceed with a Move Management Client. At the time you were happy to take move management level 1. Your case was handled by the Senior team, several visits took place with you and your builder to the property throughout the process and your requests were accommodated as much as possible. Every effort was made with the previous Owner to remove items in the loft, other than remove them ourselves I cannot see what more we could have done in this situation. You are invited to visit the office to discuss your experience in detail with a member of the Management Team as we take this type of review very seriously. Not happy

Not at all happy with the service and they charge more than other agents for referencing process. Lacks communication and not good at admin level work.

beware this agents market same properties at two different prices - 3 Brewery Close

I recently went to view a property advertised by Elliot Lee in Wembley. The text messages & right move said £265,000 but on the day of open house the price was £280,000. The price cannot increase in a matter of 3 days. I applied for a mortgage and he valuation of the property came back as £250,000 which was £35,000 less than my offer of £285,000. I was advised by my mortgage valuation team and legal representative that Elliott lee had sold a flat in the same block for £245,700 a few weeks ago.

We would like to respond to your comments below firstly, by clarifying a few points. The advertised price was a guide price of £265,000 where it was made clear on the advertising that offers would be expected to be in excess of this figure. The brochures distributed on the day of viewing were to advise of the vendors expectation, which on this occasion was £280,000. This is something our buyers usually really appreciate as they frequently comment that they are left not knowing expectation by other agents. We only provide buyers with information we are given and we are guided by are Vendors requests. When your mortgage valuation was returned as £250,000 we highlighted our surprise at the level quoted. You yourself spoke to us at your surprise and even challenged the valuation through your lender. Two bedroom properties typically sell at £300,000+ in that area. The property you refer to having previously been sold was not in the same block but was in the same road. The sale was agreed back in the first half of 2015, had a very short lease with a quick sale needed so this cannot be used as a comparison. We too are disappointed that you were unable to complete on the property, however there are many reason a sale can fail and a down valuation is only one of them. We received several offers on the property in the same price range and I’m sure if you did not feel the property was worth it you wouldn’t have offered in the first instance. Avoid at all costs

Elliot Lee are possibly the worst estate agent I have ever come across. From misleading/incorrect information when enquiring about a property to the frankly incompetent letting management team, I would avoid at all costs. They forget the tenant actually pays to live in the property. Customer service is shocking, communication is very poor as is the attitude of the staff. I had to contact a member of the executive management to resolve issues via LinkedIn to get any notice taken (this too was painful), and use the Property Ombudsman Service to ensure I was being treated correctly. If you have to use them . . . get everything in writing!

Shocking service from Elliot Lee property management

I reported a problem 5 weeks ago and no communication from Elliot Lee. There is water damage to the property and to our belongings and still no solution. They ignore emails and when you phone, they say "the contractor will phone you back" and no one ever calls. We also had a broken back door a few months ago and it was unable to lock and Elliot Lee took months to fix it. Only when we said that it is a safety risk, did they tend to it.
