I don’t even want to give 1 star- Kings are the worst student property agents we’ve ever encountered. Dina and Amelija are completely incompetent, rude and highly disrespectful. I cannot explain the huge number of issues we have had but do not use Kings! They have absolutely no regards for us as tenants, they have absolutely no communication skills. Please go elsewhere.
Rude staff
Tried to call them, they answered accidentally and were just singing on the phone. I tried to back, and they ended it every time. Very unprofessional, never seen such unprofessionalism!

Very unprofessional manner on the phone, not at all helpful. Demanded a guarantor even though I am well above the affordability, then when I didn't have one he basically hung up the phone on me. I have worked in Lettings for many years myself and know that you only need a guarantor if you are do not meet the affordability requirements. Can't imagine what their management service must be like if this is how they are on an initial phone call.

We didn't have a good experience with King's Estate. We were booked for a 1 bed viewing in November 2024, the estate agent who showed us the property was initially great in showing us around and answering my list of questions, however what let us down was his rushness to send me off as he had other viewers (despite only showing us the property for 5 minutes). What was really disappointing was his rolling eyes towards me for taking my time to write down the answers to his questions. Anyway, we decided then the property was suitable (for a couple and 6 months baby) so the agent told us to go to the office and put deposit down. When we arrived at the kings estate office, a warm friendly lady greeted us and sat us down to get our details, but she was interrupted by her neighbouring colleague who not only interfered but took over. We could see the lady was annoyed, he didn't even apologise and the lady went off assuming on her break. After putting the deposit down, we were told two days later by King's estate that the landlord had refused due to 'personal reasons'. We rang King's estate and they said these personal reasons the landlord stated were that they were not wanting to rent out to a couple and 6 months baby. This was incredibly frustrating as we had asked King's estate on several occasions even before viewing the property whether the property is ok for couple and baby. The estate agents response was that they 'assumed' the landlord would rent it out to couple and baby as they had done so previously, clearly their assumption over hard facts have not been favourable in wasting everyone's time.
I had an awful experience renting through Kings. First, they illegally took security deposits from two different groups and then tried to make both groups bid on the same property while holding onto their deposits. They overcharged us, and even after a month, we’re still waiting for any response from their accounts team. It’s ironic how fast they confirm payments and release keys, but when it comes to fixing their overcharges, it's taking over a month. I wouldn’t recommend them at all – their communication skills are terrible. Avoid doing business with them if you want a stress-free life. Also, their false advertising is ridiculous (and illegal). They listed the house as fully furnished, but six weeks into the tenancy, it’s still missing essential furniture like curtains, beds, and desks. Despite this, they’re still charging full rent. Absolutely outrageous! Avoid Kings at all costs and find a better rental agency.
They never respond on time and none of the issues were sorted on time. The deductions made from the deposit is too high and the bills aren’t provided. The deposit won’t be returned back even after a month!
