They take long to organise repairs (like a week to have someone come look at your cooker) and mislead tenants with lies - a lot of examples I could give - first one that comes to mind when applying for a property we were told to pay holding deposit even if we have no guarantor as the landlord will be happy with any rent in advance that we can afford. Having taken the money, they hold us we need to pay 12 months rent in advance - I understand it is the landlords decision but why did Veronica say any advance rent will be ok without checking with the landlord first? It cost us over £500 for a guarantor company - I regret not reporting this to property Ombudsman and getting our money back from then and Veronica hired. Since we started renting with the agency, any dealings with them are awful and will surely not consider using them again whether we will need a place to rent or house to buy

Rented a property to my daughter and her friends, which was filthy and full of damp, toilets that didn’t work, no end of tenancy clean, unsafe doors and locks front and back, truly shocking, plus had the landlords personal tip at the side of the house. It was so bad I reported it to environmental health and they acted very quickly. Also reported to student services. Kings are supporting slum landlords in the area and do not monitor the standard of the house that tenants are moving in to, only constantly repeating that the landlord said the house was ready to move in to, passing blame to the landlord who passed blame back to them. This particular house was taken off the market after I reported it to environmental health. Do not be scared to report slum housing, Southampton council are very good.

if i could do 0 stars, i would. 1) they do not communicate within the company at all. i spent MONTHS having to repeat the same information to so many people via email and they never seem to have told each other to STOP asking me for the same thing i could not provide. 2) we moved into an entirely DIRTY house. old tenants left their stuff in the house which WE had to move out, and the place was dirty, and damaged. they sent a cleaner, who then did not clean at all.. re: their response, yes a cleaner came, but she was awful 3) they put in our contract that we can't dry clothes indoors, or outdoors, then sent loads of reminders to not dry clothes indoors (where are we meant to dry them then?) re: their response, tumble drying every time is expensive its a cost of living crisis 4) couldn't find a payment for ages, then couldnt find my guarantors documents, turns out they did in fact have both, just lost them temporarily.seems so safe. 5) we were out of the house for a day, we came back and our furniture had moved, likely because they sent contractors without notice (which they had done once before, and done many times without the full 24 hrs notice) but somehow we must have moved an entire chair, without noticing? despite not being in the house? 6) we had a bug and damp problem, because the bathroom had no extractor, or functioning window. 7) outright LIED to us. gave no notice of a visit, then lied on the phone to us and said that they had told us (they hadn't) re: their response, their response is literally untrue, we have emails and phone calls to prove it. 8) tried to then keep our deposit on baseless claims, which they then returned after we submitted a dispute via our deposit scheme. avoid at all costs, and submit a deposit dispute.
1* is one star too many. Reading the student reviews on here it would seem my daughter and friend had a narrow escape. I can support the reviews that say this letting agency is highly unprofessional. After being the first to view the property in question and the first to say they would like to rent, the agents stalled and the following day instigated a bidding war saying that one of the prospective tenants had offered to pay a higher rent. Sensibly the girls did not respond to this and found two days later that the property was theirs at the original rent. They paid their deposits, completed applications forms only to be told 3 days later that they had lost the property because the previous tenant had decided to stay on. Any student knows the letting agents give them a cut-off date, by which to decide if they want to rent the property the following year, early in the first semester as that is when all students are securing their next tenancy. When advising the students they had lost the property the agent complained that he had also lost out on his commission. Hardly a professional and compassionate response. Students beware!!
