Really bad service never ever let with them! They never fix anything! Don't reply and Don't help you just make falls promises! Don't respond to e-mails or phone calls! Only call when They need there rent! So disappointed! 😂😢 the stress They give you makes really sick at this! Update: we Fix the problem by moving out. the mould in our flat became so bad that it was dangerous for my pregnancy. We still get our contract send to us by email every single day and we moved out 1,5 years ago.

After my partner viewed a property we were keen to offer and pay a deposit immediately as we were going on holiday the next day. No response to our request to offer, no offer submitted yet we were told ‘all offers were sent to the landlord and he went with another option’, which I would have accepted had somebody actually responded to our interest or allowed us to offer. Poor process and poor communication.

Dear Warren We are sorry to hear you feel this way. We had 3 interested applicants for the property, including yourselves. There was clear communication between your partner Lucy and our office, which is evident within the email trail and there was nothing to stop you from formally making an offer. As no formal offer was actually made, we took it that you were interested at the asking price and so informed the landlord of your, and the competing applicants’, situation. The landlord attended the office to discuss and consider all applicants situations. After making a decision based on the information received/provided, we informed all applicants via email. We appreciate that this was not the desired outcome and are happy to find you a suitable property in the future. Sadly an awful experience with this estate agent. As tenants, they tried to rip us off on the deposit and I had to take them to the alternative dispute resolution service just to get my money back. I would never use them again. I also phoned up as a potential seller and had a bad experience, poor knowledge of the local market and received no viewings compared to other estate agents who booked in many viewings. DO NOT USE as a tenant, landlord, buyer or seller!

Dear Lawrence, we are sorry to read your review. Regarding deposits - we take instruction from our landlords and refer to the independent inventory reports in order to support any deductions. The alternative dispute resolution service is the standard procedure when a tenant and landlord cannot reach an agreement. The dispute resolution is between the tenant and the landlord, not the agent. Any deductions that result from this process will be decided by an ‘independent adjudicator’. At the point of responding to this review, a proportion of the deposit is still in dispute with the resolution service. Regarding being a ‘potential seller’, we were not instructed to appraise or list your property. Our local knowledge is unrivaled as myself and the owner Michael have lived here our whole lives and still do. We are more than happy to discuss all of this with you in person. I rent property for one year from this agent , the begin fee is £460 for 2 persons , when we check out , the deduction is £1040.81 from the DPS, some items just because the professional cleaning company didn't clean thoroughly, it was provided by the agent ,according to the report , the floor should be cleaned again , the biggest deduction is because the visit arranged by the agent destroy the floor because of their rude and irresponsible , it also let the renter to be in charge of it , it is so unfair , now this item are in dispute , but something i confirmed had been deducted , the amount i confirmed only because the agent ask me to do , i think if i confirm , there will be no other dispute , but it is not so , so pls pay attention .

Whilst initially good and proactive in finding tenants, now we've had the tenants in for a while and there's been some issues it turns out that their management is very very very poor. I am away travelling a lot so have to rely on email for communication, if there's an issue or query then this is just ignored basically they don't answer their emails. The charges from contractors are fairly high and with limited explanantion.

Hi Ian, We are disappointed to read your review. We have been managing this particular property for more than 12 months and unfortunately found a multitude of issues, which are inherent within. Admittedly some issues took some time for our contractors to correctly diagnose and we did go over and beyond what the fully managed service normally includes to get these issues resolved for you. Managing a property for a landlord who is abroad often raises a variety of problems such as delays in authorising works and delays which result from delayed communication. Regarding emails being ignored, we informed you that a member of staff had left the company and to use an alternate email address. This email was obviously missed and so we appreciate the confusion. When a property has a large number of defects this will result in lots of quotes and invoices from contractors. If a landlord wishes, we are happy to use their preferred contractors instead of our recommendations. We would appreciate it if you would attend the office to discuss any issues you have in person as we are always happy to assist all of our landlords and tenants. Kind regards, Martin & Co Wanstead.
