We initially thought we had found a true gem in Country Properties amongst the barren irritating hell-scape of Estate Agentry. Dave Maple in particular was superb in providing honest, friendly and accurate advice while showing us around properties and in his communication. This goodwill was however totally undone by the wider Welwyn Garden City Country Properties team when we neared the completion of the purchase of our first house. There were delayed communications and miscommunications between them, us and the seller. The worst aspect by far was the actual completion day when none of the Estate Agent team were available (although all were working that day) to ensure the successful completion and exchange of keys. We had worked incredibly hard to progress our purchase rapidly and this final - extremely stressful day was made even worse by their unavailability at this critical point and the simultaneously obtuse and incompetent actions of the 'Office Manager' Sue. Despite the vendors, both sets of Solicitors and the bank's approving the exchange - the robotic and useless Sue refused to release the keys until she had been called herself. Whilst moving our entire life's worth of furniture on a critical day, she maintained this to our extreme frustration and refused to just call them for permission herself. On arrival at the office she said 'I don't really have a clue what goes on round here' before giving us the keys anyway. Ridiculous. The manager Chris ignored us while entering the office at this point. Finally, they failed to take the sold sign down for 6 weeks despite multiple emails. Poor form at the key end stage. Clearly just the usual base sales people only really interested in money. They were totally unable/disinterested in following through.

Dear David, Thank you for your review, which I note you have since taken out some of the mistruths to save face on your behalf, your review remains however to read like a harry potter novel. I will leave my original reply below to make it clear just how false your original statement was Purefiction which you obviously out of embarrassment felt the need to edit to save face. Thank you for your review, although I have to politely reply to a few of your coments to firstly educate you in the way that key hand over works and to secondly correct your review which reads like a bad attempt at a harry potter novel due to the fiction within. Firstly, no estate agent can release the keys to the buyer until the vendors solicitor gives them key release, this is based on the point they confirm that the money is in their bank account and not just the fact that the buyers solicitors claim they have sent it, whilst in most instances the money receipt takes less than half an hour to be confirmed it can take up to 4 hours which is why most solicitors deal with completions first thing in the morning to allow for any banking delays. at the point you visited our office the vendors solicitors had not received the funds so were unable to give key release, unfortunatly if the solicitors then go to lunch, we will not hear anything until they get back, but i understand that Sue (the finance manager and nothing to do with sales) was the only person in the office at the time but did everything she could do to attampt to chase the solicitors for a key release. This brings me to the part of your review which is clearly pure fiction, where you suggest that Sue was "Chomping on a kebab" Sue has worked for me for 7 years and is a real lady of habit, she is borderline Vegetarian and brings her lunch with her each day which always consists of crackers, cheese and some salad. if she was eating at her desk, which wilst i dont encourage it i do allow if we are short staffed on any particular day i can without any doubt say she was not eating a kebab. The only thing that i feel i need to opologise to you for is the fact that we did not collect our board from your new home within a few days of you moving in, we use an outside contractor for this and we normaly request collection of our boards on the day of completion, I am unsure why there was a breakdown in the collection process in this instance.

Generally very responsive but the reason for the low score is because I was hurried by the estate agent to move as quickly as humanly possible, only to find out this was not the plan for the seller. Also, I was told only 6 working days before the planned completion date that the seller needed a minimum of 5 working days to get their mortgage in place. 5 working days is not typical and this played a role in us missing the completion date, which was very expensive and stressful.

Thank you for the 4 stars, however my understanding is that the pressure initially came from your end and not us. As for 5 days notice on drawing down funds, this is very much the standard notice that mortgage companies require to supply funds to a solicitor for completion, in fact in the current climate many request 7 days.

I had a terrible experience with this agency. From start to finish, it was a series of problems. Unresolved Maintenance Issues: I reported water damage on a wall, and it took them nearly six months to address the issue—completely unacceptable. Unreasonable Contract Terms: When I decided to leave the flat after almost two years, I gave them one month's notice. However, they threatened to sue me, claiming that if I didn’t leave within six months of my initial notice, I would be locked into staying until the end of the contract. Unfair Deposit Deductions: After leaving the keys on November 6th, they sent me the inventory report a week later, trying to charge me for damages that were already present when I moved in. Despite providing clear evidence to prove I wasn’t responsible, I have yet to receive any refund. I would absolutely NOT recommend this agency.

I normaly thank people for their reviews as it is rare we get anything but 5* for our service in Welwyn Garden city and based on customer reviews we have been voted the best estate agents in Welwyn Garden City for the past 8 years so i am keen to understand what has gone wrong in this instance. if you could pleas email me Chris.chalkley@country-properties.co.uk or call the office to speak with me i would very much appreciate it. it is very easy to leave a low star review but i would always discuss it with the business before i do so and would love you to give me an opportunity to deal with your issue for you. The aent arrived late, after we had to call to ask where she was. We were told we were the only ones viewing and she'd be there in 5 mins. She arrived in 10 minutes, but then proceeded to show someone else around before us who presumably had an earlier appointment. After they left we made our way in as there was no sign of the agent. She greeted us by asking for our name and what time our appointment was. Surely she should've known and really, having already kept us waiting 15 minutes I'd have thought an apology would've been in order but wasn't forthcoming. Then she proceeded to say, with a sullen look on her face, that the flat wasn't good but what you'd expect for just £650/month. Incredibly unprofessional from start to finish and quite rude actually. The flats stank of cannabis as soon as you entered the shared corridor. It was dark and depressing with damaged doors to some flats and a smell of urine added to the mix. It was worse than a prison. I wouldn't even want my dog living there let alone human beings and to suggest, well what do you expect for the price left us speechless.

Unfortunately your story is very different to that of my member of staff who has worked for me for some years and has never been anything but honest about any failings she may have. You wee described as rude and expected something far better than you were going to get at your exceptionally low budget for Welwyn Garden City. I am more than happy to take negative feedback where it is warranted and fair but I belive your feedback was neither.

No respect for people's wish not to be bombarded with mail advertising. Update in response to your reply: I am constantly receiving your mail advertisements by post despite having clearly labelled my post box as "no junk mail". Please review your advertising/marketing strategy as it is neither respectful to consumers who do not wish to be bombarded with advertisements and equally unsustainable to the planet as it is an irresponsible waste of paper.

Hi Azi, Again, I would please ask you to call us on 01707 339146 and ask for Chris Chalkley as I would very much like to sort this out for you. we do not intend to send anyone anything that they dont want and all delivery staff are asked not to deliver marketing material through doors clearly signed no junk mail. we actualy do very little marketing via mail drops unless it is directly aimed at an address or our Free monthly magazine. The magazine we deliver around the town is used by many local events organisers and charities to promote things they do that are going on in the town and we offer this for free to them and deliver it for free to the residence of the town, we receive compliments on this service every month from people who feel we are offering a public service by doing this. Any letters are posted by royal mail and the postman has to deliver them by law so unless I have your address to make sure that it is never sent anything I am unable to stop what you see as being bombarded with mail advertising. I would always expect someone to contact us to request this stops before taking the time to muddy our name with a negative review so please do make contact and I will do everything within my power to put right the wrongs you belive we have done, anyone can see that withought you making direct contact with me I am powerless to help you. Regards Chris Chalkley Sales Manager
