As a landlord of a property on Newport Road in Cardiff, I don’t recommend the Martin estate agent anymore and please keep away as soon as possible. You can see the comments above such as Rosie, Mark, Matt ... etc. I have had the following problems: 1. They rented my property to tenants with a big dog without informing me in advance. This caused a big trouble to me and the tenants. 2. Their contractors are very expensive. The agent takes a %10 of invoiced works ( as a commission) if a contractor is instructed by the agent. This is in addition to the full management fee which the landlord pays monthly. 3. They lost the spare key of the property. 4. They ignored my emails a lot. PLEASE DON’T REPEAT THE MISTAKES WE HAVE MADE WHEN WE DECIDED TO LET MARTIN TO FULLY MANAGE OUR PROPERTIES.

Dear Sami, We are surprised to read your comments and it is only fair that we provide a full and transparent response to clarify the situation. Firstly, you are currently renting and ‘managing’ this property WITHOUT a Rent Smart Wales license. 1. There is no dog at the property, there hasn’t been since March. Credit to the tenants, when they were told they could not keep a pet in their studio flat it was rehoused with their family within weeks. It is also interesting how you describe the dog as big. I do not think it has ever been mentioned what type of dog it was, so I think the size is a bit of an exaggeration, and it is never advisable to exaggerate on size. 2. You had contractors involved on your property following the council’s involvement and the Abatement notice served on you following you leaving the tenants without sufficient heating during the period of excess snow earlier in the year. An unwillingness to resolve the situation in sufficient time led us to get involved and our contractor had to carry out a full replacement of all the heaters within the property. The 10% you mention was from a higher final bill and due to the additional parts and labour used by the contractor carrying out works on the abatement notice. This has previously explained to you along with a breakdown of costs. Also, a note on this, you have only paid the contractor less than 50 percent of his invoice and the final balance remains outstanding. 3. No keys have been lost, they were given to the tenants. There were two tenants going into the property so 2 sets of keys were handed out. Keys removed from the office are always recorded. 4. All emails have been responded to and it has been confirmed that we do not wish to have any further involvement with this property based on the above issues. We work extremely hard to ensure that all our properties are maintained properly, we take the health and safety of our tenants very seriously and will only work to best practice within the Tenant and Housing Act. I had arranged a viewing for a flat in a different city to the one I currently live in. I had to travel an hour and a half via train. I missed my train by about 30 seconds, immediately text the agent that I was running half an hour late and was told it was no problem. Once I had gotten off the train I got on the bus to take me directly to the property. I text the agent letting them know I was about 10 minutes away and apologised for the delay. Again, I was told it was absolutely no problem and they were waiting for me at the property. I pulled my phone out of my pocket after 10 minutes as I was next to the property and noticed I had a text from the agent telling me that the viewing was cancelled due to me being late. The text was incredibly dismissive in tone and they refused to rebook my viewing for a later date due to me being late despite me constantly updating them and being told it's fine. I may have dodged a bullet. If the agent is so rude in regards to viewing I do not want to know how the agency itself will treat me. Edit: After reading through other reviews and responses from the company, it's clear that they're quick to deflect all blame onto the customer with sarcastic comments. Talk about professional.

Poor,.... arranged and booked a viewing, drove a 1 hour trip, Nobody turned up! when I rang to ask where agent was I was told I had been called, of which I have no logs or messages. seemed more concerned making excuses than actually apologizing. Good luck to people trying to sell a house with your inefficient service.

Agents were at first friendly, until unavoidable delays (we had kept them fully informed as we were travelling a fair distance) meant they thought it was acceptable to dismiss our viewing in the space of 10 minutes after saying the delays were fine. If delays truly were problematic, they should have mentioned this rather than come across as excessively arrogant and rude to anyone who doesn't fit their Cinderella's shoe. Additionally they were entirely unresponsive following this and unwilling to reschedule, so clearly aren't actively interested in homing those who need it. After the amount of time, money and effort wasted due to their nature, I can assure that I'll never be interacting with Martin & Co again as well as warding off those seeking properties. Thankful to have missed this pitfall.

I wish I could zero stars. Where do I start? a. Property we rented shows considerable history of damp. I was told this was untrue but an inspection was set to come and check. No inspection was forthcoming. b. Extractor fan in bathroom broken. Arranged for a new one to be fitted. Engineer came out looked at it and that was it! c. Burglar alarm went off for 5 days in another property!!! Martin and Co. were contacted by the Environmental Health department but did nothing to solve the problem. A local eventually smashed it with a hammer! d. New tennant visits were arranged at short notice and even sometimes without pre-arranged contact. I could go on and on and on but I shall keep it short. Don't use these guys at all. Find a better company who actually care about what they do.

We had no wash machine for 3 month when we just moved in the property. I should have be aware at the very beginning of this amazing agent as it took three months for them to replace a wash machine. A gentle reminder that probably you should consider to buy some new computers as it seems like you can not receive any email. Otherwise how come I have never been replied. Mike Shrubshall, thank you very much for bringing me so many stress. You’ve tried you best to take my deposit. I’m sorry to hear that the lovely DPS have stopped you. And your customer service is the worlds’ No. 1 I don’t think I can find anyone else that worse than you. Finally, thanks DPS for all the help. Don’t forget to take pictures of your property when you return the key to the office, you’ll need them.

Dear Chris, We are sorry that you have felt the need to write the review as you have. Firstly, we would like to take the opportunity to thank you for leaving the property in the condition it was, it was very clean and tidy. If you would allow us the opportunity to reply to your comments. A. we have rented the property for over 7 years and there is not a history of damp, the problem that you are referring to was mould from lack of ventilation. This was picked up and confirmed on the inspection and verified by the contractor when the inspection was carried out. b. When the burgular alarm went off on the building this effected all tenants, we were informed in the morning by another apartment and were advised that we are not block management for the building, when block management would not answer we spent the day trying all sorts to try and get it resolved, we called the council, the fire brigade. You are correct that environmental health were involved, this is because we called them! c. Regarding new tenant visits, we only carried out viewings on two days to keep disruption to a minimum and blocked booked the viewings over these days. We only needed those two days as the property was relet thanks to the good condition you kept the flat in, so we thank you for that. We assume when you say short notice you mean 24 hours, we are sorry for this but it is what is written in your AST. When you were moving out, we were not asked by your new agent / landlord to provide a reference for you, but if we would have then we would have given you both a glowing report.
