If there is a bright star of the Estate Agent Universe this is clearly not it. Everything will run relatively smoothly until you move in. Then any problems with the property you are letting inspite of it being over a hundred years old will be YOUR FAULT. Nevertheless if you are told to poke around a drain in the back garden with a stick, Do yourself a favour and call the council. They have previous form for expecting the tenant to deal with issues that are the Landlord's responsibility. Do yourself a massive favour go somewhere else. Throw a dart at a map of agents, whoever you hit could not be any worse. In addition to the above Mike Shrubshall contacted me to request I remove or edit my negative review in exchange for paying for the Drainage Repair which wasn't my fault anyway! When I refused he accused me of being "aggressive" Fabulous customer service accusing the customer of fault when you don't get your own way....You couldn't make this up! SERIOUSLY if it's a choice between building a mud hut on your own and going to Martin and Co.....Build a mud hut. (In response to comments below) The issue with the plumbing was established by the council to be pre-existing. The officer who came out said that it was not the first time they had to deal with Martin and Co over such issues and not the first time that they had tried to stiff the tenant with the bill. The plumbing at the particular property (41 upper Kincraig) actu ally goes 'uphill' Now it doesn't take the brain of Stephen Hawking to realise that you cannot flush excrement uphill. Today I am seeking a reference to move on to another property and because he thinks somehow you shouldn't get irritated by having excrement flooding the back garden and that he is somehow deserving of courtesy and respect at the head of an estate agent that is frankly a total disaster is trying to blackmail me into being "nice" to him in exchange for a reference. My Mum died a month ago....I am being asked to move so they can sucker some other mug into living in the property.

As a former tenant I would say, like many others here, to avoid this place at all costs!! **Very over priced "Agency Fees"** - Most places are extortionate, so this is understandable. **Extremely poor customer service** - Reported numerous repairs to them regarding the property that were NEVER actually completed over my tenancy - one of which was a kitchen tap that was never repaired. ** Disorganised** - Had to get a key cut FOR THEM - as they had lost their set of manger keys - had gone back and forth on numerous occasions in my own time for their ineptness. Finally, during my checkout they retained a portion of my deposit for "Cleaning" - after cleaning the flat myself I was charged £99 for their contractors to clean a studio flat of 3 rooms. I have had great experience with previous letting agents and they do unfairly get a bad reputation, however: - MARTIN & CO CARDIFF ARE THE MOST DISORGANISED AND ABYSMAL EXCUSE FOR A LETTING AGENT THAT I HAVE EVER HAD THE MISFORTUNE OF EXPERIENCING - the majority of the reviews are correct in reflecting this too. I urge to you try somewhere else and save yourself the headache and not waste your time!
Totally unorganised agency, phoned twice to book a viewing for a property for sale prior to the published open day and was told they will ring me back for the date and time. Of course, nothing happened and they never called me back. Tried again the following week, same story.
Worst experience ever, I would avoid this agency if I were you. We had problem from the start. I won't write all that has happened to us but if you use this agency be sure to check if your bond has been send to the DPS and take pictures when you enter and when you leave the house. Likely we did this and after a lot of stress we were able to get back the bond thanks to DPS.

Open Saturday mornings and don't respond to email
Rented the property June 13th. Viewing - got told the rent includes all bills by the boy who showed me the studio apartment with my friend. (So I had a liable witness, there is also cameras in said building to prove) The current Tennant was already there so you cant really look around for problems properly when the girl is sitting there on her bed looking at you. So I briefly view and all looks okay to both me and my friend. (Studio apartment just for myself, friend there just for second approval) Moved in 13th June. Find out rent includes water only and not electric. I let that slide. I find out..... Bathroom - paint peeling away from the wall behind the towel rack radiator, the radiator comes off of the wall very easily, seals on the floor and around the toilet coming away with black bits around It. 'Wardrobe' (more like a boiler cupboard) - had a rack for clothes in which fits minimal clothes in and may end up getting heated by said boiler. One set of drawers in this 'wardrobe'. Any clothes enter that first drawer and the front falls off. The sliding doors to said 'wardrobe' come off of the rack so easily you spend about twice a day putting it back into place. Seals by the balcony all coming away with an actual gap. Balcony itself completely covered in green mould (in contract when you leave it asks for this to be cleaned as when I entered - which is wasn't, fortunate for you, I'm actually a clean freak and left this apartment cleaner when I left than when I entered. Some paint off of the walls Food disposal doesn't actually work Washer dryer doesn't dry clothes properly (No biggie, bought myself a clothes horse) Beginning - I email Martin and co of all these problem and get told to email this through, knowing I'd just moved in with no Internet (and I ran out of Internet usage on my phone due to no Internet there) I also ring/email to state that I thought rent included all bills as the boy said who showed me the apartment and stated I had a witness for her to basically or insinuating I'm lying. I let that go. Emails and calls were close to never responded unless it wasn't a dispute or a problem (funny that). I always paid my rent 3-10 days in advance. Paid my early release fee to find out I had to pay another month til someone took the apartment over (was on the contract apparently, yes I agree, fault on my part, but I made them aware I always paid early and then my current financial situations I was between jobs and didn't have it and requested to take it from my deposit to be told NO) So borrowed money and paid the final month even though I hadn't lived there or had the keys as I handed them back. I had to chase them up to even find out someone was taking the apartment over (luckily enough I know an ex employee who's aware of their lack of notifying and told me to chase them up) Deposit - As soon as you are no longer Martin and co cardiff tenant, they couldn't care less. They state they know nothing of how to get your deposit back, only the name of the company. When they in fact do. I rang and requested help to fill out the form for my deposit back. (I wasn't aware there was an application form, I hadn't been notified and it got sent to my apartment that I no longer live at) i ring up said company and they then send me another application form to my current address. I ring up Martin and co cardiff to help with filling out said form ( with the solicitor needing to sign part ) to be fobbed off and told to ring the deposit company. I then speak to a family lawyer to find out there is an online form and I can have said bond in 5 days. Currently switching between jobs, bills bouncing, no information from Martin and co cardiff what so ever. Luckily enough I rang the deposit company and they reset it for me to fill out the online form. (The deposit company good as gold - can't say the same for Martin and co cardiff). All in all, horrendous experience, I would never ever advise to use them. FYI, this isn't the last time you'll be hearing from me.
