We were flooded out of our house and lived in a property in Newark arranged by Whitegates. The house was beautiful but newly refurbished so lots of building equipment not cleared away. I had to clean the cupboards as they were full of sawdust. We never got access to the garage the entire time we lived there because it was full of rubbish. The extractor fan was faulty and it never got repaired despite several promises. We always dealt with the landlord who lived next door and he was lovely. When we left, as a good will gesture, we left behind two sets of curtains and two curtain rails. The owner said we left it cleaner than it was when we moved in. Whitegates then decided to charge us £40 because there were a few weeds on the patio. When I rang to complain I was angry so told them so. Then I got a phone call from another woman who was extremely rude. I have said in that case please return my curtains and curtain rails. What was their answer? We won't return them but we can charge you for leaving them behind!!!!!! I am gobsmacked at this company. I have never dealt with a company so rude and unprofessional in my life. Never would I deal with them ever again. Lots of estate agents rip off customers with trivial reasons not to return the deposit, but this one takes the biscuit!!!!!

Thank you for your review - I'm sorry that you feel that your experience was negative but, to clarify, the landlord himself specifically instructed that we request a deposit deduction because the patio needed to be weeded - it was weed free upon move-in. The full £40 deposit deduction is passed entirely to the landlord. No deposit money is kept by the agent at all. You were invited to dispute the deduction request when you moved out in August 2024. We would happily have arranged the return of curtains or curtain poles that you voluntarily left in the house at the time but it is now 5 months later and there is someone else living in the property.

It is company policy to meet all prospective tenants in order to ensure a good match between landlord, property and tenant in order to avoid any problems down the line. The worst estate agents I've ever had to deal with. They refuse to fix issues with rented properties such as water damage to the ceilings inside the property and active leaks. Often won't even bother to respond to communication through email or their emergency number. But don't worry they're quick to get in touch when they want money from you! When they do respond to issues raised they're dismissive, incredibly rude and disrespectful. I wouldn't use this business ever again and I would advise you to stay away.

In this case, we arranged for professionals to address the water damage you mentioned but unfortunately when our contractor arrived to resolve the issue, they were refused access to the property but the house-sitter, resulting in a call out charge by the contractor, which the tenant was required to cover. We always aim to provide respectful and efficient service and ensure that our landlord’s properties are adequately maintained. We are committed to providing outstanding service and hope this explanation provides some clarity.

Had a problem with one of their tenants parking in the middle of the road and blocking 6 houses in. Sent an email after speaking with the neighbour and they continued to park there. Sarah emailed back quickly and all was well. Was emailed a few days later basically accusing me of doing things I hadn't done. I asked for a call to discuss this only to be shouted at and accused of being rasict (they were constantly parking in the middle of the road for a week). Wasn't listened to by Diane, who got things wrong, was abrupt and quite frankly vile. It was verging on insulting. If this is the owners attitude and tone to something that was apparently dealt with 3 days prior, I can't recommend their services. "more important things to deal with". "go fly your planes". Won't ever be using your services and will tell everyone I can to avoid like the plague.

Had the dis-pleasure of speaking with the so-called owner and general manager. Vile woman wouldn't recommend to anyone thinking of buying, selling or letting. Seems to also have issues around race and equality. Likewise doesn't listen when a complaint has been made against their so called experienced team members. Apparently tenants parking in the middle of a coukd-de-sac is a minor issue even though blocking the road and vehicles for at least 4 other house owners and ironically their own other tenants. Approach with real caution. You wouldn't bet on her to get you out of a situation.

I’m truly sorry that you feel the need to write a bad review when you know that we contacted the tenant regarding the parking for which he apologised. We act for the landlord and it isn’t in our interest to allow neighbour disputes to accelerate and genuinely thought the matter was closed. We do feel that it was unfair to post photos of the tenants car on social media and it’s things like this that add fuel to the fire and so are much less likely to be resolved.

Two weeks ago book the viewing appointment and today morning they called me for the viewing confirmation and I have confirmed their mentioned timing but when I reached their no body turned on after I called them I got to know they cancelled the viewing. Why they didn’t informed me before? Why they called me today for the confirmation? Last time also they cancelled my viewing when I called them:

Good afternoon. Unfortunately we had to cancel the appointments at that property when we got there today because the current tenant was not able to allow access. We called as soon as we were alerted and waited outside the property for every appointment to show. We're very sorry, but it was an unavoidable cancellation that we were not able to foresee.

IN MY OPINION Would give 0 stars If you’re looking for a company who doesn’t care about their tenants, lies, and doesn’t reply to their emails unless you take actions into your own hands then go to whitegates. We Lived in the house for a year and 6 months with no heating and didn’t bother to try and fix it especially when I was pregnant. We also sent all emails to citizens advice and shelter who advised us to take legal action. A couple of months of us living in the property they tried to make out we never declared having dogs when we did and had been asked twice on an email when we declared having dogs. The agents don’t communicate amongst each other they treat everyone as if they’re below them, you just need to read other reviews to get an understanding of that. They try and make out the house isn’t clean when moving out yet professional cleaners have seen the property and was more than happy. As for the exaggeration for use of baby wipes and handheld hoover and we have sent evidence to the deposit scheme, and all cleaning evidence. We also asked for evidence of this before and was never received. Damp was around the house due to poor heating due to never being fixed. Again this is all in my opinion before they email me for a second time threatening legal action for telling the truth. I would also like to add that we have been returned the majority of our deposit showing that our property was clean with no “odour” as stated from the letting agents! DO NOT USE THESE LETTING AGENTS (if you can call them that)

It is our job to ensure that landlords are not left with the costs of cleaning and fumigating their houses when tenants leave them in an unsatisfactory - in this case, filthy condition. We are not able to randomly keep deposit money. This tenant cut off the electricity to the house and then conducted their idea of a full deep clean with a hand held hoover and a packet of baby wipes (no exaggeration). To be clear - there was no damp at all in this house - just a lot of dirtiness and masses of dog hair and dreadful pet odour. Evidence of all three has been submitted to the independent deposit arbitration service, and is available to view at this office by anyone that is concerned about our practices. This tenant would not be accepted in any house of ours again and would be wise not to request a reference

☆☆☆☆☆ My experience with Whitegates Newark has been a continuous ordeal. Not only have we endured three years of unaddressed repairs and unreasonable charges, but despite our efforts to rectify the situation, they're still attempting to withhold £240 from our deposit, even after we've repainted and thoroughly cleaned the entire house. Adding to the frustration, I've reported them to the Property Ombudsman due to an ongoing issue with a meter. Regrettably, I'm still waiting for a decision. The lack of resolution and their questionable practices make Whitegates Newark a highly undesirable agency. Prospective tenants, be cautious and consider alternative options. Avoid this agency at all cost.
