EVERY NEGATIVE COMMENT IN THE REVIEWS ARE TRUE. The moment that tenancy agreement is signed they're unprofessional and don't care at all. I can only recall one thing they did without delay and correctly during our tenancy. When we moved in, the majority of stuff in the flat was either cracked, scratched or broken (including the boiler, washing machine and dish washer), half of which they hid from us during the viewing. Trying to get repairs is a joke (you will require many of them as any repairs they actually do carry out are temporary fixes). If you don't have the willingness to persistently call them and basically tell them how to do their job correctly and fairly every single month, you don't stand a chance. Who doesn't love wasting hours of their day calling their letting agent about persistant issues within the property they're having to live in. They over charge for everything with regards to the deposit. When we asked for an invoice for their 'professional' cleaning service that they persuade you to do that cost £300+(you guessed it, it was almost double the original quote they gave us), they sent us a Microsoft Word mock up of an invoice 2 hours later with an address, phone number and company all of which didn't exist. Emails were then ignored and when I called up to query the invoice, the negotiation officer was rude and combatative. And if all that wasn't enough, just a few weeks ago we were copied into an email detailing all the private information of a current tenant, therefore breaching GDPR. Special mention to the one person that actually did her job well and was proffesional, I wish I could remember her name. I recommend she leaves to join a company that actually respects the job they are paid to do and their tenants. FACTS

Extremely poor customer service. I was left without a toilet for over 2 weeks due to a blockage and flood (a blocked pipe within the building) I had to foot the bill for a carpet clean to remove the stain and smell. Upon leaving the apartment I was then charged for damages and cleaning 3 months later. A lack of understanding from the team at Belvoir resulted in a very poor opinion of the company as a whole. I will not be using again. Avoid!

Where to begin. Three and a half years ago we moved in and requested a 6 month fixed term contract, Belvoir disputed saying the Landlord wouldn't accept anything less than 12 months. The day we signed the contract they placed 6 months on the contract so we signed. Days later we kept getting emails asking us to sign a new contract due to "their mistake" and that they didn't want to offend the Landlord. I wonder what the reaction would have been if we asked to sign a new contract? So I suggested we'd sign a new one if they added a clause where THEY would find replacements if we chose to leave before 12 months. They sent us new contracts with extra stipulations we never agreed to, stating we would have to pay extra admin fees amongst others if we chose to leave before the year, so we never signed the new contract. So now we have moved out and yes, they are trying to charge us for new sofas and chairs, even though when we moved in both sofas looked like they had been assaulted by a grizzly bear!! There are other general wear and tear aspects they've tried to bill us for, such as grouting, so I guess it's best to never bath or shower in any of their properties. The dampness in my room? Never dealt with. It's quite OBVIOUS from the comments that they serve to bend over backwards for Landlords but would sell out their tenants. It's a shame, because the property my flatmate and I stayed in was really nice and well located. I would honestly rather live under a bridge than rent with these scammers.

As so many others have said - avoid this letting agency at all costs! Very telling that their responses to the many negative reviews are often 'we don't have a record of you' or 'we weren't responsible for that'. We have had so many issues over the year and a half we rented through them (and since!) from ignored emails to their not refunding our rent (after we paid for a month and ended up moving out a week later when a new tenant was found). We moved out on the 28th May 2018 and still (28th August 2018 at the time of writing), after multiple emails and calls and two official complaints, have not heard from them regarding getting our deposit back. We had to tell them we had escalated the situation (reported them to an ombudsman, unfortunately the wrong one) before we got even a portion of our money back from our overpaid rent. We still haven't received the full amount back. We never received our checkout documents as promised. Unsurprising, as our inventory wasn't completed until 3 weeks after we moved in, with a 'sorry it was so delayed'. We were told by the manager that our first formal complaint (submitted 26th July) would be responded to in full within 15 working days and then never heard from her again. Our property had endless damp and mold issues, and we were told again and again to 'just wipe it with bleach'. When eventually they did do something about it, the new paint then started peeling away. We also had a dresser broken in the flat for the entire time we lived there, despite reporting it every time they did an inspection, and it took 7 weeks for our bath to be replaced after a crack appeared in the bottom of the bathtub (we taped up the crack and hoped it wasn't leaking). Speaking of inspections, we waited in all day countless times for scheduled visits (arranged by them!) only for no-one to turn up. I would call after the period in which they were due to arrive to then be told they weren't coming after all. When someone was supposed to come to take pictures of the flat, for advertisement to re-let it, they didn't show up all three times they arranged to! This was after paying a £390 re-letting fee, so we could leave our contract early. This is only some of what I included in my formal complaint! Ironically, they said they could not honour the part of our original contract that said it became a rolling contract after 1 year because I was a student (and presumably therefore unreliable...!) which lead to our having to pay the relet fee after the first year to start another contract, and then pay the fee to get out again. Needless to say, I strongly recommend avoiding this letting agents. I now know which ombudsman monitors them and will be taking the matter up with them, since we have tried to communicate reasonably for 3 months to get our money back, or to even get a suitable response, with no success. I recommend that anyone else who has had these kind of issues do the same, as the mistreatment of tenants really seems to be widespread with them.

I do not recommend this agency. At all. Do not use it. When repairs have been needed, they only for in touch with us 3 months later regarding the agency. Every time I have rang directly people have been telling us different things, and lied in a couple of occasions. Breach of contract when we handed the keys back in, and the staff has been pretty useless at sorting things out. DO NOT use them. They are a joke of an agency.
