We had a property that was fully managed by Martin & Co. in Harborne. They told us they would have the property visits and send us the reports, we had to chase these so call reports on several occasions. Also issues wasn't mention in most reports, it is just a tick list. After tenants have left they advised us tenant has left the property in an 'acceptable condition' when we visit the property the carpet smell of wee with stains everywhere, stickers on all surfaces that we can see, condensation in living room and bedroom (gas central heating is in good working order), Kitchen draws all broken and cuts including kitchen worktops (this was a brand NEW kitchen when tenant moved in), and rubbish left inside and outside the property that filled nearly a full skip. When we spoken to the agent and questioning these issues, they just want the landlord to release full deposit back to tenants, like it was the landlord fault that the tenants has left the property in a bad state. When we as the landlord paid all this fees for our rental property to be look after by staff that is not helpful at all. We would not recommend this company to anyone that is looking for a decent letting agent. Now they will come up with some excuse, 'oh its the tenants....' or 'oh we have try our best...' we shall see what they say.
I do not rate Martin and Co highly at all. We attempted to sell our 3 bed semi detached house through them last year and found they were pushing it mainly to investors when it was an ideal purchase for first time buyers. After 16 weeks and no sale (during a period when houses around us were selling fast) we were disappointed and fed up especially as we kept getting phone calls telling us an offer was on the cards but yet one never came to fruition. We then went with Purple Bricks and sold in four days to first time buyers. Also, staff were not very helpful and there seemed to be someone different dealing with our sale every time we called them. Perhaps they are better geared up as a letting agent.
I was a tenant with Martin and Co for about 9 months. Overall, they were quiet unreliable and do not take care of tenants very well. If you raise a complaint about something they tend to ignore it. They did improve towards the end, but they can do with improving the service for tenants and taking an interest in the concerns.
Disgusting agency! Boiler still not fixed after 3 days we moved in! As soon as they got money from you, they dont care about any problems! Stay away from that agency, veey unprofessional, the house is incomplete after repairs, handles broken, walls half painted, not recommended
I was a tenant in a property managed by Martin & Co for 6 months, There were problems from the start. Once I moved in, it was clear there was a major drainage problem with the toilet. Despite warning them, they took no notice and when I first used it, it basically was up to the rim and about to spill waste onto the toilet floor. Only at this point did they do anything. Water was pouring down the side of the house meaning I couldn't open my bathroom window, the electrics were slightly dodgy, meaning the boiler and everything didn't work. There was a damp problem affecting the walls and the electrics in the kitchen (according to the landlord's electrician guy). This was just a few of the problems. Communication was just dire! Multiple phones calls, emails, physically going into the office, making a formal complaint to Martin & Co and I actually complained to Birmingham Council in the end. I wouldn't use them for letting / selling a property ever again. Only good thing is my deposit was returned quite promptly so my dealings with them could end. Thank god!
In over 10 years of renting never had such awful experience and can foresee will continue to do so so disappointed
I have recently taken out a property with this company in harborne. Worst experience of my life, the property is completely unfit to live in. Rodent infestation, broken guttering, damp and cracked plaster work to name just a few problems. The agency have a complete lack of respect for their customers and charge a £500.00 exit fee to leave a property which is clearly uninhabitable. Do not rent with this company.
