They made it very difficult to organise a viewing and then stopped responding to my emails when organising a time for viewings.

To all potential future

To all potential future tenants. Beware of this letting agency keeps money from deposit for ''damages'' that already exist in the house. They say from day one that they are aware of this for example a rusty oven, mould on the walls etc and in the end the tenants are charged. They are supposed to fix the issues but this never happens, so they keep the damages so as they charge the next tenant and so on. I keep searching for them on the internet and every time I find out they do the same to many other victims. There is something fishy going on with them so please spare your money and go somewhere else that you may find honesty.

Quality of houses are bad. Electricals don't work properly, all interiors are very old and unhygienic. Instead of fixing the electricals and clean up they come up with all excuses to avoid addressing the issues raised by tenants during tenancy period. After moving out they try to grab as much as money from deposit for fixing the issues with our deposit money. Better to avoid them and any houses around DE22. Response to owner reply: please kindly look into the records. Tons of emails were sent for fixing the heater issue. Regarding quality of house. Yes we did sign inventory report. Your agents were smart enough to show only main items and after moving in we were able to find so much dirt in sofa and toilet.NegativeQuality, Professionalism, Value

Here are our comments in response to your review: 'Quality of houses are bad' - with all due respect, you viewed the property and still decided to sign a tenancy. You also signed the ingoing inventory which stated that the property was in a condition suitable to move into. I have reviewed your tenancy and the only issue raised by you during the tenancy was a heating issue which was resolved. The deduction made from your deposit was fully in relation to cleaning issues and was not used for 'fixing the issues' as you state.

Had a viewing of a house changed 3 times with last minute notifications leaving those looking to view the house waiting. It took over two weeks, only to be told the property had been taken and that our 4th viewing was cancelled (understandable). The agents became more agitated and spoke rudely as I became more impatient with being constantly cancelled upon. Such a shame for a nice property, only seem to value customers when they pay over £3000 a month for a property!NegativeQuality

All viewings are essential to the sustainability of our business and I can assure you that viewings are only cancelled for good reason. Every property we let and every customer we deal with are important to our business. On your last point, we haven't let a property over £3000 per month in over 21 years!

Terrible company Where do we start. Firstly for all prospective landlords if you are thinking of using this company avoid like the plague. We have had a property which has been managed by this company for over a year now. Very eager at the start to take our business however once onboard the standards of information, communication went to zero. They are quick to take your money but when things go wrong they turn a blind eye. The last tenant left over 6 weeks ago and after the promise that a final inspection had been completed we are still awaiting the final report. Over the six week period we have left countless messages for James Cope to call us back and to this day we are still waiting. The house has been left in a utter state it will cost thousands to repair and bring back to normal living standards. This company is a rip off and we shall personally be taking this further. Also a point to note. The house is owned by my mother who is 68, they've treated her badly every step of the way. We feel that shes been taken advantage of.........Scammers not a professional company as they make out.

I can also then trace the 6 calls you made into our office as all our calls are recorded. Your name is not recognised by any of our team and you are not in our database. Forget about getting your deposit back even if you clean the property to the state it was before you moved in, they will still find a way to scam you out of your deposit. This is not very professionalNegativeProfessionalism

So you give a 1 star review and accuse us of 'scamming' you out of your deposit ( I won't put any figures in this reply apart from stating it was 11% of your deposit that was withheld for cleaning and not all of it as you insinuate in your review). I received the email from Google advising me of your review at 12:28pm - exactly 2 hours 8 minutes after you sent an email to our team advising that you agree with the deductions and I also note that you have already been on the DPS website to instigate your deposit return. A totally undeserved 1 star review.

Quality of houses are really

Quality of houses are really bad and inside house is very dirty and unhygienic. Doesn't provide detailed inventory report and even let know what electricals works and doesn't work in the house. There will be lot of minor damages and uncleaned areas before move in, but after moving out they will try to charge for all these dirty from our deposit money.
