Your review implies that you have been left without heating and hot water for a long period of time. You know full well this is not the case. We called you on Friday 13th Dec p.m. following an email you sent relating to a separate matter. You mentioned heating problem which we understood to be two radiators which potentially needed bleeding which had been agreed that you were organising. You did not mention there was no hot water. However, we managed to contact the landlord on Monday 16th Dec to obtain permission for an engineer to visit the property which was done on the same day. The engineer identified a part which requires replacing, the landlord has authorised this and the part will be available tomorrow (17th Dec) and fitted accordingly once you have confirmed access. As demonstrated at your move-in appointment, you have an electric shower and immersion heater at the property which provides hot water. In our opinion, this issue does not warrant a 1 star review and we would politely request that it be removed.

Very poor, after renting a property with this letting agency it's safe to say I won't be using them again, on moving into the house I noticed slight damage, stains on carpets and redecoration needed to some parts of the house as well as some items left behind by previous tenants, this was all recorded on the check in inventory, on moving out after the 1 year tenancy I was expecting my £750 deposit back, not the case, they claimed for the damage, redecoration and the removal of items that was already noted on the check in inventory, they wanted £300 of my money to fix these existing defects, they went as far as to use a higher quality camera on the check out inventory in an attempt to make these items look worse, thankfully the deposit protection scheme saw this and awarded me the amount for these items back, £750 deposit paid, £680 returned, only item they managed to claim for was £70 for "cleaning" even though I left the property in a cleaner condition before moving in, I guess the higher quality camera they used on check out was the decider, hopefully unprofessional properties and the landlord will use the same camera in future when taking pictures and learn to look at their check in AND check out inventories better as the DPS made them look like complete idiots, avoid this agency and their sly tactics at all costs. ** In response to PP reply, No inaccuracies at all, I'll explain why : 1. It is your responsibility as an agent to report any damage or defects to the landlord and ensure these are rectified BEFORE a tenant moves in (this included a faulty oven, toilet lever and shower), you DO NOT ignore your own check in inventory or fail to notify the landlord of these defects which you have clearly done, you then proceeded to handover the check out report with the same defects STILL failing to notify the landlord making you both look complete idiots. 2. You have clearly used a higher quality camera on check out and I'm willing to post the pictures on here to show this so another potential tenant doesn't fall victim to your antics, I was at the property the night before check out cleaning and saw the condition before I left, I have a copy of both YOUR check in and check out inventories stating the same defects which makes your comment about co-tenant attending check out irrelevant, your own "facts" that are on paper with pictures, I strongly recommend you change your practices, notify all your landlords of any defects so that you avoid any future embarrassment from the DPS.

Hi Anthony. A few inaccuracies with your comments: 1. Firstly, you state that "they claimed for the damage..." as an agent, we take instructions from the landlord on what he/she wishes to claim for from the report provided. The ADR process comes into play when there is a dispute between landlord and tenant and NOT agent and tenant. 2. We did not use a 'high quality camera' to do the check out. We use inventory software to prepare the reports on an ipad and all photos are taken on the ipad whilst the report is being prepared - both ingoing inventory AND outgoing checkout. Looking at our records it appears that it was not you who attended the check out but your co-tenant so perhaps you shouldn't really be blamed for getting this particular fact wrong. This obviously means that the 'higher quality camera' was NOT 'the decider' as to the cleanliness of the property.

Rude and useless estate agent. Never answer the phone, when they do they are rude, don't take my details and try to end the phone call as quick as posible They're office is far from city centre and after walking all the way there they said the same thing they said on the phone and rushed to get me out. I will never use them because of this rudeness, should be called unprofessional property TENANTS AND LANDLORDS BE AWARE!!!

Have been waiting over 2 months for a return of a deposit on a house we moved out of in june. It is almost impossible to get hold of anyone and they keep making excuses for why our money hasnt been returned

This company really frustrates me one If not the worst estate agent I have ever known. Even If they only do lettings. i have changed my comment due to the owners response not that i care about the owner but i would have thought a better response would be to be sympathetic to a tenants issues.

Terrible company, terrible attitude, terrible service and all round poor. Now a year down the line of leaving our previous rented house, 'Professional' Properties, had forgotten to inform the council that we had moved out and therefore they are trying to put liability on us to make the arrears in full with the council. Council have been contacted and have agreed that the liability is with Professional Properties, the company needs a serious overhaul in staff. DONT MAKE THE MISTAKE OF RENTING WITH THESE.

Hi Declan - at least you have the bottle to leave your full name before posting an incorrect factual review!! Firstly, the responsibility to inform the local authority that you have moved out is YOURS, as detailed in the letter sent to you on 17th July 2018. Secondly, the contract for payment of council tax is either with you or the landlord and never the agent as the agent neither rents or owns the property and a council would never 'agree' that the liability is with the agent.

Terrible. Professional Properties are not Professional 1. They said that I have to apply with my husband (so we paid apply fee double) but it’s not true. They cheated to get more money! 2. They lied about bills. There are 100% more than they said. 3. They will run behind you, but when you will pay apply fees they will do nothing, making you crazy because they can’t say you will have this flat or no. They said I will wait 7 days max for decision and keys, I was waiting 3 weeks. Never again this agency 😧

You are full of lies. Your tenancy ended in the middle of April. You were refunded on 29th April - by my calculations, that's around 2 weeks. All this because you didn't cancel your standing order as requested. What is fraudulent (correct spelling) about that exactly? All our telephone calls are recorded so I won't bore anyone reading this with the details of the actual conversation in respect of this issue. Get your facts straight before you write a negative review.
