Avoid 3 High Street. Bad landlord will take your deposit. Never let a property from CJ Hole they will charge you £260 per person for next to no services. They will take your money and give no helpful service in return. We thought they would help by giving a check inventory and check out inventory but neither was completed, so the landlord was in complete control of both. Obviously giving a biased opinion. I don't understand what we have paid for, as there was 6 of us and they charged us £260 per person for agency fees yet all they did was draw up an agreement for the landlord, which obviously is just a generic contract not written specifically for the house, as a lot of things within the contract did not even apply to the house. They also forced me to pay my full years rent upfront a total of £3840!!! As I am a student I'm sure you can imagine how hard it was for me to gather that money. They forced me to pay this upfront because my mother did not earn above £12,000 a year and therefore was not eligible to be my guarantor. We offered half the rent upfront at first but they declined that and said we can pay the full amount or you can go elsewhere. All of this after we had paid the NON REFUNDABLE £260 agency fees. Overall, absolutely terrible agency to let with if you are a tenant. I'm sure there are much better options out there. They do not want to help you at all throughout your tenancy and only want the initial fees, after that your on your own. I am currently renting from a landlord without any agency involvement and my life is so much easier. All bills are covered including cleaning equipment, toilet roll, furniture and a TV. They are also paying me to help with the garden. Never going through an agency again. If you can avoid this agency at all costs at least.

Without Prejudice CJ Hole Downend Lets (landlord's review) UNRELIABLE INEXPERIENCED CREATIVE WITH THE TRUTH I felt that I had to manage the agents managing the property. This was my first year renting out my flat and I did not have peace of mind. why? -failure to inform the council of outgoing and incoming tenants regarding council tax, nor inform them of an accurate period of unoccupancy. INSTEAD I HAD TO SORT IT OUT - failure to set up a check in inventory which I only found at the end of the tenancy. Instead, I was lied to, saying that I had had a telephone conversation with them and chose not to have one. SAY WHAT! No written proof, of course. -failure to understand basic contract law. Telling me that I had to give 6 months notice within a 6 month assured shorthold fixed term contract. ARE YOU GUYS FOR REAL! I then go into their offices and explain to CJ Hole the difference between a fixed term and a periodic and the notice period required for landlords. (ps. please do not respond by saying "you were only trying to do your best".)
When looking for a property with CJ Hole they was very helpful and keen to get us in to a 2 bedroom house with our dog which we was finding difficult as most properties wont allow pets. However on completing our details and being up front and honest that one of us had bad credit but we could provide references from previous landlords and proof that none of the credit history was related to payment of rent and we also had a guarantor, we found Rachel's snooty attitude was vile and unacceptable upon calling us back to tell us that CJ Hole will never take us on and would not help us to get a property. She told us that it was really bad and that basically we would struggle for other agencies to touch us, she made us feel like a second class citizen. We both had a sleepless night feeling that we was going to end up on the street. However thank god there are actual decent people in the world because the very next day we spoke to *another agencies who told us that was rubbish and that it is down to the landlord to turn down offers not them. We have now found ourselves the VERY next day with **another agent who have found us a lovely 2 bed cottage accepted our guarantor and references and treated us with respect. We both work hard in full time employment pay our way in life and do not expect to be treated so badly from an individual because of our bad circumstances, and to say we would struggle to find somewhere well the next day we did with a cheaper deposit and a lovely modern cottage. So thank you for making us feel like crap but at least we found a decent agency now, every cloud and all that....
