Everything is handled well and tenants seem happy. All work they have carried out is reasonably priced and completed in a very timely manner. Tenants have all been reliable and are found reasonably quickly. The only complaint I have is they do not communticate as well as they could and I would prefer to have one person as point of contact rather than different people each time.
Don't expect calls to be answered or emails to be responded to. Repairs getting done is another issue. Lack of coordination and generally a bit a amateurish.
Be very careful dealing with this Dundee branch of Belvoir Lettings. White good were promised and took over a month to arrive after entry date. It took 8 and a half months for them to release the rental deposit. Requests in June 2022 for a flat departure inspection were left unanswered. . Even after new tenant was in situ requests were being received for monthly rental payments. Many calls and emails were sent and left unanswered. Staff appeared guarded and were very unhelpful on rare occasions when contact was actually achieved. Person in charge of the flat rental was never available. Deposit finally released in March 2023.

Since it is my first time moving to UK, I am not sure if this is normal or not. But I myself found it hard to accept it is a normal thing. I went to see the property at Oct 20, I think the neighborhood is not so bad and I really need an address in Dundee to get my bank account to sort out and to get paid. And in the ad: It said that the property is available from Oct 30 and with a minimum length of 6 months. It seems fit my need very well. So I paid the holding deposit at Oct 24 and they got my reference sorted out at Oct 27. Since they said the room is available from Oct 30 in the ad, I naturally hope to move in before that or maybe a day or two later. But they said the room is available means *the room is available for them to inspect from Oct 30*, it usually takes around two weeks to move in any property. I am then basically inquire for update information on the room every a day or two, since I am staying in a breakfast and bed places where I paid around 30 pounds for staying there for a day. So here I am sitting here typing at Nov 12 and still don't know what exactly the move in date for me is. I thought about complaining, but the website of belvior said basically I need to complain to the local office, which I don't think it works at all. So this is my experience with them so far. Technically they are not doing something wrong, but it just that they don't seem honest to what they said in the ad for me. And I found my experience with them quite unsatisfiable. A final update: I just withdraw my holding deposit and start to seek another flat again. Peng Fu
Found generally that Belvoir Dundee are more interested in the Landlord and their fees than the experience of the tenant. You are best to phone if you want something done, as the staff go off on annual leave and do not include an out of office message. Found check-out experience particularly unhelpful. There was only one member of staff who apparently knew about this and no-one to cover - even the director apparently couldn't help with this! There was no rush to give back my deposit and when I queried this I was informed that "legally they had 28 days" to return the deposit. I am still (more than 28 days) waiting on rent back that was overpaid. This is now being resolved, but I have been contacting them on and off for more than a month now. There is a large deposit to pay and deductions are made easily, e.g. £22.50 minimum cleaning charge. Kerry Forbes however was generally helpful and always responded to any queries promptly. The fridge/freezer included with the property broke down and Kerry arranged a quick new replacement for it.
Cowboys, dont waste your time. All great until a repair is needing carrying out. Dont have any interest in the tenants just accepting your money and abusing their power
PLEASE AVOID THIS LETTING AGENT-If you see Sean Lewis Properties as your landlord through them run a mile, he has been taken to court a few times over breaching tenants rights. The regional manager is the sister of Sean Lewis and pretends that she has no way to contact him...odd you can't contact your own brother??? If I could rate lower than one star I would, where to start. We rented a property for three years with belvoir and it was a constant fight with them the whole time. I suffer with severe asthma and it was made clear from the start but the flat was mouldy, they lied about the windows being double glazed, they left us without a working boiler for 6 months in the winter because the landlord refused to pay for it and the window was leaking for the entire three years despite asking for it to be repaired. It wasn't just an issue with our flat but the entire building and it was the same scenario every time. We would submit a repair request, they would sent someone out (eventually) and they would receive a quote which the landlord would promptly ignore. The attitude of the staff was appalling they're completely heartless and condescending, they couldn't care less that you are living in a freezing, mouldly flat, and since there is a housing crisis they know full well nothing will be done about it so they carry on as they make money off your misery. To top it all off they kept our deposit way past the legal allowance and I doubt they bothered to even inspect the property but I know for sure we left it in a better state than we got it. Good luck if you go with them, they'll be nice as pie till they get you in and then you're ignored.
