Would be nice if they called us back or responded to our email enquiries. Update: they’ve asked us to email and ensure our enquiry is dealt with. We’d already received a call to say the property we enquired about was “fully booked” for viewings. This isn’t the first time they’ve not come back to us either, we enquired previously about a property and were told we’d hear from them about a viewing and never heard anything back.
Dealt with sale dept, called to book viewing on a property they were marketing. They never phoned me back to offer date/time, I called them 3 days later and was told it was my fault for not providing a mortgage in principle.......even tho it was made clear I was a CASH buyer! No apology or acknowledgement of his incompetence waste of time and space AVOID.
I would advise avoiding the agency at all costs. Terrible communication, multiple bad experiences; I’ve always had issues getting viewings with them- the ‘immediately available’ properties are never available, and other properties are ‘taken’ already. If anything is available, they never stick with the advertised price but ask to bid for it. No matter how much I offer, someone always offers more. Especially, Ellie is a pain to deal with.Truthfully, they are horrible to try and really unsupportive.
Extremely bad estate agent to put your property on with. I as a buyer have tried to arrange viewing with them many times and they refused because my property is not sold and told me that the vendors have instructed them to only make appointment with people that are not in chain. I have then knocked on the owners door they have been shocked and angry that RM&J are turning away potential buyer. Owner then have put complaints to them but they still the continue to do this!!! Really!!! Making hard for people to to buy and unfair for people selling as they are not allowing viewing. My house will sell but this company is unfair and not allowing me to consider all property on Market due to their bad practice rules.
Lovely and great when moving in and paying rent. But when moving out they favour all of the landlords requests. Was manipulated into handing over keys early thinking they were doing me a favour in trying to get someone in quickly so I can save rent but I didn't save anything and left at my normal date. They was actually trying to let the landlord get the house ready for new tenants under my time and expense so the landlord isn't out of pocket and a happy landlord is business to them where as myself I'm now nobody. Gravesend should not have even got involved with this matter as they are not property management but they obviously got a phone call from the landlord who probably want happy! Finally the strood office don't get back as they promise or answer the phone or they answer and disconnect the line. I have queries that were meant to take 10 days and now it's 30 days and still waiting. Never again!
They're okay when they want you to sign a lease with them, but once signed the aftercare is bad. Rented a property with a one year lease in 2020. At first service was really good and welcoming, but once we had signed the contract the service was lacking. Dealt with Robinson Michael & Jackson direct instead of the landlord. Like most estate agents, all for not upsetting the landlord instead of actually supporting the tenants paying £1000 a month for a 1 apartment in Swanscombe. Had issues such as a broken dryer element in the washer dryer a month or two in which was included in the lease. Asked them to request that the landlord send someone to fix it, they thought it was acceptable to respond "the landlord has requested that you just don't use the dryer, will that fix the issue?" was gobsmacked. They tried to say it was advertised as just a washer instead of a washer/dryer so we would have to cover the cost ourselves, I thankfully found the old listing which clearly stated that it was included. With some backwards and forwards somebody was rightfully sent out. When our lease was up and we wanted to move elsewhere, we made time to leave the property for viewings for potential new tenants. We allowed them to have access to the property from Saturday morning to the late afternoon. We politely requested that they leave our keys in our post box as we would be returning in the evening so would not be able to travel into Gravesend in time to collect the keys back before they closed. It was communicated that it was important that they be left in the post box as they had my car keys and work keys on them. Returned home to all of our lights being turned on and left on even though it was summer & no keys in the post box. It was 4:30PM, I was in a panic as they were due to close for the rest of the weekend and I needed my car and work keys so quickly called them. I politely explained the agreement had not been met and to ask if I could come and pick them up before closing. I was met with "Yeah but we are leaving for the weekend in 20 minutes so you'll have to be quick or there wont be anyone here to give them to you." I was furious. They didn't do as we asked and then told us we had to hurry up if we wanted our keys back instead of admitting their mistake. Around the time of moving out, the landlord tried to keep deposit back because of a small patch of wear and tear on the cheap linoleum flooring. We were proud of the home and kept the place spotless, and was in fact left cleaner and tidier than when we moved in! Yet we felt no support from Robinson Michael & Jackson who were allowing our deposit to be held back for months by the landlord who was clearly breaking the rules of which were written on our contract. They allowed him to try and charge us £900 without evidence or a quote of the floor that "needed" replacing. When we fought this he eventually backed down and we got our full deposit back, yet we were so upset by the stress this caused which could have been avoided to begin with if they stuck to what was written in the contract. Our lease ended in October 2021, yet in late November 2021 once we were settled and happy in our new place, in a different area under and completely different estate agents, my partner received several missed calls and informal WHATSAPP messages from somebody at the office telling us that we hadn't paid our rent - yeah, because we don't live there anymore and hadn't for nearly 2 months! We were so disappointed that we were hardworking and respectful tenants who always paid our rent on time, yet were being chased for payment on somebody else's lease. It's now been 6 months and we still receive emails from them regarding the property and confidential information that should be going to the current tenant. I'd expect if the current tenant was aware we were still receiving emails regarding missed payments, booked & cancelled inspections and services booked at the property, they wouldn't be very happy. Completely embarrassing service on their behalf.
In a time when every business is crying out for help, the last thing you would expect to feel is unwelcome, uncomfortable and encounter compromised professionalism when looking to support a local business. This was the case with Robinson Michael & Jackson Gravesend Estate Agents on Saturday afternoon on 06/06/2020. Having being dismissed in such a way, I actually thought that this is the case as per the corona situation. How wrong was I, my partner went to another estate agent and had the best world class treatment one wishes and hopes to get all the time, especially when you are going to spend your hard earned money. Two contrasting cases one which left a bad taste and the other, a template of what customer service is. I have tried to sell my property through this company for over 19 weeks but still not sold which I can’t blame them for it, it’s the market. so I decided to take it off the market but then when I called up I spoken to the branch Partner Andy as soon as I broke the news to him he nearly attacked me through the phone was really rude was telling me he is very upset because I’m taking the business away from him I got so scared that I had to start recording the phone calls because I could not believe how you was speaking to me I am now very disappointed I will never be dealing with this gentle and again he just need is mentality.
Asked you to come and value my property to see of there was enough equity in it for me to sell, was told that the flat next door (that you aren't marketing) is worth x, so mine must be worth y? So in a very nice way, you won't value unless I am sure that I want to sell? I'll take my business elsewhere.
