IF YOU ARE A STUDENT PLEASE AVOID THIS AGENCY! They have been an absolute joke from the very beginning. If you are already with them please make sure to take pictures of every room and furniture when moving in! I don't even know where to start with them. Me and my flatmate had our contract ended on July 2020 and our case is still ongoing nearly 4 months later because they want to deduct a whole £150 for apparently “not cleaning" the flat. First of all, their flat was already dirty when we moved in so how about you pay us £150 for having to clean. When we moved out we spent hours cleaning the house, with 5 members in the middle of the pandemic when we should have been staying safely at home!! They will complain about the tiniest bit of dirt to leech every penny of you as possible, as if taking monthly rent during the pandemic wasn't enough when we weren't even staying at the flat!!! I've honestly never experienced someone as selfish as them. No other agency has ever treated us this way or deducted our deposits. Mind you this was our 4th year of Uni so I think we know in what conditions flats should be left in!! Our only fault was not taking pictures when we moved in. Secondly, all our emails mostly went unanswered. They don’t even know how any of the things around the house works. If you ask them about your electricity company they will have no idea. YOU WILL LITERALLY HAVE TO DO EVERYTHING YOUR SELF! Finally, PLEASE PLEASE PLEASE stay away from them. It is really not worth it! These are only about 1% of the problems I have highlighted here. The list goes on and on. At this rate they can just keep the money because we are just honestly tired. Really really appalling and disgusted. PS: my opinion about the company would still be the same even if our deposit wasn't deducted. WHAT.A.NIGHTMARE.

The house I stayed in, as a student, was mice-infested and they didn't respond to my emails when the landlord wasn't doing anything about it. Let alone the landlord told me he would not compensate me for the fact there were mice in my room and droppings all over the kitchen surfaces (and I had a skin infection from this and numerous accounts of food poisoning), and that I was just used to a clean place. In his words "I have mice in my house, you just have to get used to it". No, thank you. Appalling. I moved out early but had to keep paying rent because he implied he wouldn't accept a replacement tenant, and he had the nerve to ask I pay money out of my deposit for him to dispose of the extra waste from the bins (which the house didn't have enough of - 6 people and he kept forgetting to bring more bins). Once again, the agency didn't respond to any of my emails. I don't recommend this agency, or the landlord for that matter.
Would NOT recommend this agency to anyone- uncommunicative, rude, costly, and chaotic. House was in no suitable condition to live in when we were meant to move in, with some rooms having no beds, furthermore, had invasive cowboy builders who 'fixed' and instead actually broke many things in the house, and who when subsequently fired for incompetence left their building materials and work half done Had holes and leaks in the ceiling throughout our time living there. They often ignored communication for months and treated us with contempt, with zero communication between us landlord and agent. AVOID NICHOLAS HUMPHREYS We signed for a 12-month contract with half rent for July/August, as they were renovating the house over summer. The work was not completed by the initial move in date (1st September) so we weren't able to move in until the 7th, with some rooms not being completed until after the 11th. (Photo included of bed not even taken out of it's plastic casing, 11 days in to the tenancy) We were not compensated for this, and a month later, whilst we were still living in the property, the builders came back and continued with unnecessary, disruptive work, since they weren't going to get paid until the landlord was satisfied with their work. They trashed our house, breaking shelves (which we were blamed for), drank our beers and ate our food, and were planning to repaint the entire kitchen (photo attached of where they started to repaint) and re-plaster the hallway. Only when we persistently intervened did Nicholas Humphreys pull the builders off and fire them. There was repeated failure to give 24 hours notice before showing up, and we were often ignored for weeks at a time when trying to contact them regarding the many faults with the house. These include poorly sealed showers which leaked on to the bathroom floors, and in the case of the upstairs bathroom, lead to a large hole in the ceiling, which caused a leak to drip on to the fire alarm (see attached photos). We have been repeatedly blamed for faults with the house, when it is clear that building work was not satisfactorily completed. DO NOT USE NICHOLAS HUMPHREYS.NegativeResponsiveness
Nicolas humphreys are by far one of the worst ever estate agents I have ever come across. This year my best friends at university stayed in one of their properties and from the get go their whole service was ridiculous. They were given a house with no fit state to live in. This took so much time for them to repair it and firstly they want the girls to pay full rent for an unliveable house? Forgetting about the state of the house in the first place, the ethical side of the agents was really poor. My friends wear hijabs and one time the agents came into the house to show people around for a viewing, without giving any prior notice my friend luckily enough ran upstairs before anyone could see her without her hijab. Issues like this just show how unprofessional Nicolas humphreys are. Secondly I have been in the house when the girls have been on the phone to the agents and the way they spoke to them on the phone was out of line, they were talking down every single time they could. I just think Nicolas Humphreys is a miserable excuse of an estate agents and anyone who uses them to put their property up for rent are purely using them as they are probably charge less fees compared to other estate agents.
