Martin & Co Nottingham- such a bad experience with this agency. What should be an exciting time for us turned out to be a stressful one. Our agent was Luke and his communication was very poor, emails were ignored for days. It all started when the provisional move in date came there was a silence from them, after numerous attempts to get an update they then pushed back by a week with a new date which would not be a problem but the problem was that we didn’t get the keys when we were told we would get them. A new date was set - a Wednesday or the very latest Thursday. Wednesday came and went and there was a silence again. On Thursday morning we stared to worry because of the delay we now only have one weekend (3 days left) to move stuff from our old place before contract expired, if we don’t get the keys we would be basically homeless but there is silence from the agency AGAIN!!!! Because we were told we would get the keys on a Thursday the latest we called the office on that day to find out what time we should pop in to pick up the keys and after they called us back they advised that we need to collect the keys on the next day - Friday at 4pm!!!! Frustrating to say the least. We don’t live locally, we are moving from south London and to be in the area we had to plan our time. We made sure we were ready to come and collect the keys on a Wednesday or Thursday but for Friday we already had other important commitments. There was no way we could get the keys earlier that day either even explaining our situation, it was like talking to a brick wall. We had to move our plans and waste all day just to get the keys. But at least we have them now!!! Phew 😮💨 I’ve never experienced anything similar before. All the other agencies always kept in the loop and move-ins were always smooth, they were dealing professionally and in timely manner while always keeping us in the loop of any changes. Here most likely if we wouldn’t have expressed our frustration on that Thursday when we were told the keys would be given I don’t think we would have them now, most likely they would have pushed for another week or so without explaining why they’re delaying again. Inconsiderate and poor communication is all I can say.

Unprofessional scheduling/record keeping I had a viewing scheduled with them (made over a phone call with a member of the team) for which I waited for over 15 minutes as I understand people can run a bit late sometimes. When no one turned up, I rang the team. I was very unpleasantly surprised to find out that there was no record of the viewing on their system. The person I spoke to initially said there was no record of me in the system, then was apparently able to find some record in his system - not sure what changed there as my details certainly hadn't. When rechecking the original advert on rightmove, it looks as though the property is now let. As this is quite understandable, I would have expected Martin & Co to let me know and cancel the viewing, as other agents have done - yet nothing until I called them. If you have let a property and cancelled any further viewings, please do any potential tenants the courtesy of letting them know so they do not make plans around the viewing and actually attend it as I did. I cannot comment on the sales side but please do not allow the team on the lettings side to waste your time as they did mine. The only positive of my experience is that the gentleman/men I spoke to both times were polite on the phone.
If your the parent of a future student do not rent a flat or apartment contained within crusader house Nottingham , from unknown people letting homeless people sleep in the corridor, people defacating in the corridors and strange men with god knows what motives approaching single females be warned .
Wouldn't recommend at all. Took over partway through our tenancy, and not a touch on our previous estate agents. Tried to take our entire deposit very questionably (including trying to charge us for one issue twice).

My and my flatmate's experience with Martin and Co started on a positive note, as Tracy was helpful and friendly and even put us as recommended tenants for the flat we applied for. However, at the end of tenancy, when it came to the deposit deductions, the level of communication with Robbie was extremely poor along with her deduction explanation and affected our overall experience. At the end of the tenancy, we both received an email about huge deductions from out deposit. It was horrifying as we spent a couple of days on ONLY cleaning the flat and in the end it was more clean and shiny than on our move-in date. We have received the check-out document with photos of all the items and general tidiness of all rooms. We knew about one thing that we were prepared to pay for (broken freezer drawer), and we even checked the price on official website of the freezer's producer - it was around 30-40 pounds, whereas we were deducted 110 pounds by Martin and Co. The other issue were stains on the shower screen which were not really our fault, more of a hard water issue, and have been there since the beginning. There was no way to even prove that as the photos in the inventory document from the beginning of our tenancy were taken from much further distance than in the check out document. The stains were visible on the check out document of course, while the inventory photos did not show anything as they were not as detailed. The last thing and probably the most ridiculous of them all was one WATER stain on the kitchen cupboard doors which was clearly an omission and two bits of bread on the oven door which led to a deduction of 120 pounds and been explained as "demanding a deep clean". When we asked to open a dispute about this, because we believed that those quotations are not really accurate, we have been informed that this might take up to several months, which was not convenient for us as we needed the money for our next tenancy. To add up to this, after receiving an email about the deductions, we replied with our explanation and the market prices of those issues: the drawer cost of max. 40 pounds, and deep clean of kitchen/bathroom which varies between 50-70 pounds in Nottingham (none of these required a deep clean, but assuming that we need that DEEP CLEAN for the water stain and one wipe on the oven door and cleaning the shower screen); and a question about how exactly those deductions were calculated as they were much higher than the actual cost of them. We received a reply in which our question (about specific calculations) was ignored, and, with our favourite part, that "We do not know the origin of the liquid marks, due to this the contractor has to use certain cleaning products to ensure that the marks are removed." Wonder what types of liquid they normally deal with in other peoples' kitchens that they assume some specific cleaning products are needed for a single water stain. We did not have time for this, therefore we accepted the charges and moved on, but we will definitely avoid Martin and Co in the future. We both have experience with other estate agents and we have never had any deductions from our deposits as every single time we left the houses/flats in perfect condition. In summary, we knew we will be charged about the broken freezer drawer, but if we had known that the cost will be almost three times higher than it actually costs, we would have replaced it ourselves. However, the other issues raised and the cost of them were ridiculous. We do not recommend Martin and Co, and the communication with Robbie left us highly unsatisfied with the customer service.
