Wouldn't recommend at all. Took over partway through our tenancy, and not a touch on our previous estate agents. Tried to take our entire deposit very questionably (including trying to charge us for one issue twice).
This agent is a scam, stay clear.
My and my flatmate's experience with Martin and Co started on a positive note, as Tracy was helpful and friendly and even put us as recommended tenants for the flat we applied for. However, at the end of tenancy, when it came to the deposit deductions, the level of communication with Robbie was extremely poor along with her deduction explanation and affected our overall experience. At the end of the tenancy, we both received an email about huge deductions from out deposit. It was horrifying as we spent a couple of days on ONLY cleaning the flat and in the end it was more clean and shiny than on our move-in date. We have received the check-out document with photos of all the items and general tidiness of all rooms. We knew about one thing that we were prepared to pay for (broken freezer drawer), and we even checked the price on official website of the freezer's producer - it was around 30-40 pounds, whereas we were deducted 110 pounds by Martin and Co. The other issue were stains on the shower screen which were not really our fault, more of a hard water issue, and have been there since the beginning. There was no way to even prove that as the photos in the inventory document from the beginning of our tenancy were taken from much further distance than in the check out document. The stains were visible on the check out document of course, while the inventory photos did not show anything as they were not as detailed. The last thing and probably the most ridiculous of them all was one WATER stain on the kitchen cupboard doors which was clearly an omission and two bits of bread on the oven door which led to a deduction of 120 pounds and been explained as "demanding a deep clean". When we asked to open a dispute about this, because we believed that those quotations are not really accurate, we have been informed that this might take up to several months, which was not convenient for us as we needed the money for our next tenancy. To add up to this, after receiving an email about the deductions, we replied with our explanation and the market prices of those issues: the drawer cost of max. 40 pounds, and deep clean of kitchen/bathroom which varies between 50-70 pounds in Nottingham (none of these required a deep clean, but assuming that we need that DEEP CLEAN for the water stain and one wipe on the oven door and cleaning the shower screen); and a question about how exactly those deductions were calculated as they were much higher than the actual cost of them. We received a reply in which our question (about specific calculations) was ignored, and, with our favourite part, that "We do not know the origin of the liquid marks, due to this the contractor has to use certain cleaning products to ensure that the marks are removed." Wonder what types of liquid they normally deal with in other peoples' kitchens that they assume some specific cleaning products are needed for a single water stain. We did not have time for this, therefore we accepted the charges and moved on, but we will definitely avoid Martin and Co in the future. We both have experience with other estate agents and we have never had any deductions from our deposits as every single time we left the houses/flats in perfect condition. In summary, we knew we will be charged about the broken freezer drawer, but if we had known that the cost will be almost three times higher than it actually costs, we would have replaced it ourselves. However, the other issues raised and the cost of them were ridiculous. We do not recommend Martin and Co, and the communication with Robbie left us highly unsatisfied with the customer service. Reading other reviews, we can see that this was not the only case of unfair and unnecessary charges, therefore, be cautious when dealing with this place.

Completely unsatisfactory letting agents to deal with. Only interested in exploiting you for as much money as possible. Impolite in communications and difficult to have reasonable conversations with. Would not recommend at all.

However, the most significant issue arose upon the conclusion of our tenancy, when we found that an unreasonable amount had been deducted from our deposit. Despite leaving the property in immaculate condition, as we have done with previous properties in Nottingham (that, with other agents, had never had deductions taken), we were charged for multiple unnecessary services. The biggest charge was a £200+ deep cleaning service. It in no way needed a deep clean. We also fully cleaned the oven and defrosted and cleaned out the fridge. Adding to our concerns, we discovered that the cleaning company hired for this deep clean service is affiliated with Martin and Co, raising questions about potential conflicts of interest. It is clear that they fabricate these invoices. Furthermore, when we attempted to dispute the deposit deductions, we felt pressured to accept the charges, as we were informed that the new tenants would be unable to move in until the matter was resolved. This would have resulted in additional rent charges for us, as we were responsible for rent until the new tenants took occupancy. We found this situation to be unfair, especially considering that all deposit checks had been completed and there was no reason to keep them from moving in. It felt like we were being blackmailed into accepting the charges and even in our attempts to dispute, none of our points were being recognised...we just received excuses and broad replies that did not help so it would have gone back and forth anyway. In summary, our dealings with Tracey and Robbie regarding our deposit were highly unsatisfactory. Due to these negative experiences, we would not recommend Martin and Co to anybody and would, in fact, warn people to steer away if they want to avoid unnecessary and unfair charges. I have experience with many estate agents in Nottingham and Martin and Co have been, by FAR, the worst.
If 0 zero stars could be given then I would. Where to start, this agent is appalling, the staff are beyond rude, especially Tracey. They do whatever they can to try and get money from you, including contravening the housing act. They do not attend to repairs in a timely manner. They tell you they have sent details of repairs to the landlord and are awaiting authorisation and when you enquire weeks later on the progress, they tell you to report the problem again and blame the landlord, I asked for proof of landlord been made aware, which they could not provide, it wasn’t until I said I will get in touch with the landlord directly that they finally repaired the heating (this was in winter and sub zero temperatures outside). This is not a professional business so do not use unless you are happy with poor service.
Extremely poor communication. At the end of our tenancy, we have had no correspondence regarding owed deposit. We showed patience and understanding regarding bank holiday delays but to have no updates regarding a deposit…? Not a small amount of money. Whether there were delays or any other issues- all parties should be kept up to date but we’ve had numerous emails ignored. The person in charge of our case has been ignorant of our attempts to get in touch. We expected nothing more but a short email letting us know that our case is being taken care of but nothing… the final inspection occurred over a week ago and since then 0 attempts of communication from Martin co. Looking at the other reviews… ours is not a one off incident.
