If I need to say everything it would take tons of space, so I'm leaving that bit. So here it comes " IF YOU ARE A STUDENT PLEASE I BEG NOT TO GO THROUGH WHITEGATES", trust me and you'll be happy. I know whitegates are going to come at me with a vague reply, btw it was (29hearsall lane-2018-19). In one way, it was an absolute pleasure to know how terrible a service can get and a wonderful opportunity for me to learn how to avoid these situations. Hi Deepak I'm sorry that you have chosen to leave a negative review and I could bemoan that you have left a vague review without detail, but I am not going to and instead I am going to leave a detailed response. I could suggest that the review is unfair because we were patient with you when we had to chase late rental payments or how unfair it is because we helped you when your lost keys. No, the reason why your review is negative is because you were charged by the landlord for the poor condition that you left the property in and you and your housemates could not agree a coordinated response. I have published the report describing how the property was surrendered in order to provide some balance to your review and if anyone reading this, student or non student intends to conduct themselves in a similar way to Deepak and his pals, then perhaps Whitegates would respectfully suggest you follow Deepak's advice. The property has been surrendered in very poor order and requires extensive cleaning throughout. The gardens are overgrown. Various parts of the house are subject to damage and wear. Cleaning: clean all floor areas including carpets. Clean all woodwork and gloss work. Wipe socket points and window frames. Remove dust and cobwebs at high-level. Clean all sanitary areas. Clean appliances and kitchen cupboards/tiling/worktops. Clean furniture surface areas where necessary. Clean doors. Additional matters: lots of marks and wear to the decoration throughout. The desk unit in the front room downstairs is damaged. Fairy lights have been left wrapped around the bedframe in the ground floor room. An item has been left hanging from the light fitting in the rear reception room. Loose rubbish and packaging left in the under stairs store. The upholstered sofa in the in the rear reception room is exceptionally marked and stained and should be thrown out. The rug is exceptionally stained. Rubbish left behind in and around the kitchen cupboards. One of the shelves in the low-level kitchen cupboards is damaged. The tenant has blocked the vent in the kitchen. The external lining to the kitchen cupboard doors is peeling in places. The kitchen flooring is subject to water penetration beneath the lino. The bathroom wall and ceiling paint is peeling very badly. The seal and grout in the bathroom is badly stained. Loose rubbish in the bathroom cabinet. The lightbulb is not working in the front bedroom. The mattresses in the bedrooms are both in a poor state and some pillows have been left behind. Loose rubbish in the over stairs cupboard. Tape, post-it notes and Blu-Tack have been left on the wall in the rear bedroom. The curtains have been pulled down in the rear bedroom. The mattress cover in the rear bedroom is missing. The tenant has left a fan behind in the rear bedroom. The tenant has left rubbish and garments in the garden.

Disgusting customer service. Don't expect a smooth customer journey when requesting your deposit back. Having had a 6 month tenancy and leaving the property EXACTLY how we received it. The final inspection report by David came back blaming me for damages to the property that were already there. A few below. •The woodwork and sockets require light cleaning where necessary. •Some lightbulbs have not been replaced. •Some re-plastering work appears to have taken place in the kitchen to the ceiling. •One of the glass panels is missing to the kitchen door. •There is a heat mark showing to the worktop to the left of the kitchen sink. •There is a damaged sun lounger which has been left in the shed. •However some of the other items that were described on the inventory (of no value) as stored in the shed, have to be removed.) Having had the kitchen roof fall inches away from my wife's head and damaging my kitchen utilities due to a dodgy patch on a previous leak I was also blamed for "plaster work" done to the roof as the landlord came to patch the roof as we only had 2 weeks left on the tenancy. Along with glass missing from the kitchen door and a heat mark which the builders had caused while working in the kitchen. Long story short a nice guy called Richard confirmed the fact that the glass was missing, the roof fell due to property neglect, the gardener didn't come therefore the garden was overgrown, I didn't have shed keys so I wasn't responsible for what was in there and the landlord confirmed the mark could have been from the builders and advised they need my final bills in order to refund the deposit. 2 months after leaving the property and still no refund of deposit in sight. And 2 weeks after sending David my final bills and proof of payments and I've not heard back from him since. Also still unsure if the sockets have been dusted yet as I'm sure that will be coming out of my deposit to. A real shame considering David has 30+years experience in the industry yet a young lad like Richard is a lot quicker to resolve any issues and give good suggestions. As I am a sufferer of severe anxiety the has not been a nice experience and would advise anyone to stay clear from this agency.

The worst agency ever. They charged me a lot of money for cleaning and gardening, although I had made sure the house was clean and tidy before I left. I asked for proof of the work done, as I do keep pictures of the property when I first moved in and the day I left, but they gave me vague answers and they did not provide any pictures that show the work they did which costed all the money they charged me. Students, if you want your deposit to be protected, avoid this agency, because they will do their best to take your deposit with false claims. Shame on you, Whitegates!!

The worst agency I have ever dealt with. Please be careful before deciding to rent through them.They are trying to rob my deposit for no valid reasons. They charged me 96£ for cleaning and 75£ for gardening which is ridiculous! I asked them for proofs of cleaning done(because I did perfect cleaning of the house) but they keep ignoring my request. They also charged me 75£ for gardening knowing that there was only some weed grown and when I asked for pictures and breakdown of the work done, again they ignored my request. I rented through 3 other agencies before and only had compliments on how good the house was kept. Please rent through Cloud9 agency or Alternative Estates if you want your deposit protected and wanted no headaches.

We spoke to a young guy who was rude and unhelpful. Put us off buying a house would love to the tell the owners. Now if i see its up with whitegates i won't even bother looking

Thanks for the negative rating without an explanation. It's hard to know what we did wrong if you don't leave a review. It's also difficult to ascertain if the rating is real or not if there is no description. Hollie Wood (Hollywood) are famous for producing fictional stories and i'm wondering if you are as well? Also, not very helpful during a lockdown when a business is being hit hard and is having to furlough staff. But heyho, the modern day consumer needs to feed themselves hand to mouth (that quote is way above your head)..

DO NOT RENT FROM THIS AGENCY!!!!! Where do I start. First of all a few days into the letting we were left with no heating or hot water FOR THREE DAYS and when we tried to get through to the landlord/lady she inconveniently could not be reached until threatened not to pay rent. A violation of human privilege. I left the property almost 9 months ago and I am frequently receiving messages and calls from bailiffs and water companies telling them I owe them money and that they will stain my credit score if I do not pay, which whitegates also said they would cover. The fact they have accessibility to me means they breached data-protection by disclosing my name, personal address and date of birth etc.. There is no way they should have my details as I never signed a contract with any company other than whitegates. Whitegates is a truly pathetic agency with no regards for it's tenants, especially students. Plenty more happened which I would be happy to disclose to anyone who would like to get in touch. Please do not use this agency, you run at your own risk if you do and they have left over £1,000 of debt which companies are now saying I am liable for which include water bills (which whitegates should cover as stated In the contract and if we go over the limit we pay the money directly to whitegates) and Council tax (which students are exempt from) Again, DO NOT USE THIS AGENCY Edit: Seen the response 1st- My main concern is not the outstanding bills, but it was the fact I was not able to get someone to repair heating and hot water for three days, even when persisting with calling them. 2nd- Water bill WAS included for the year I was there and whenever we had gone over the limit we were provided, the estate agent at WHitegates said Whitegates themselves would contact us but here I am a year later getting a call from a different water company I have never heard of and that I never signed a contract with calling my phone saying I owe money. Also if Data Protection was not breached then how would they get my number and know my address? I do not need to speak to anyone to rectify anything as I have paid everything to do with Whitegates, the only company I signed a contract with. I just want anyone reading to look at other Letting agencies as they are more likely to provide a better service than this one.

Your main concern appears to be the fact that you are being pursued for unpaid service bills. You are responsible for services including council tax until the tenancy conclusion. It is your responsiblilty to communicate with service providers including the local authority regarding council tax. You should have provided them with details of your student status. Your obligations are clearly stated within the signed tenancy agreement and from your comments, it appears that you have not adhered to them. If water was included in your rent, then you must let me know which property it relates to and we will be able to clear the matter up immediately. However, I believe it is highly unlikely that we have advised you that you are not responsible for water services and we most certainly would never advise you that we would cover the costs. That is nonsense. Additionally you have made a FALSE ASSERTION regarding a breach of data protection regulations. We have not and if you believe we have, then you should report us immediately rather than make public statements that cannot be adequately answered. I am unable to comment on the heating/hot water comment. We are obligated to contacting our clients before proceeding with repairs. I am also unsure if we were responsible for management of your tenancy. The tenancy may have been manged by the landlord directly? In summary, if we are at fault, then we are happy to rectify the situation and resolve the matter. Therefore I propose that you contact us directly and we can properly investigate the matter, which is currently ambiguous to say the least.

Having to go to small claims. We’re a brilliant Team until I drove away having paid my final balance and taking keys for a property that isn’t fit to be let. On fairness they don’t manage this property however, having contacted them 43 minutes approx. Later to advise of the situations that actually they were the professional body involved in I was told to contact the Landlord himself-given no advice wouldn’t cancel the transaction return a call or reply to an email. Told me to contact my Solicitor which I have now done. Bear in mind 1. The reply to the other negative review and 2. They were the nicest people ever and this attitude kicked in within an hour of my paying my final balance (which they have told me is with the Landlord, TdS absolutely not true and if the response dates to challenge this I do have proof and I will start shouting a lot louder). They have shirked any responsibility from there on out despite it being in my contract they they receive the first month anyway. I am actually not a keyboard warrior at all but as this company had acted so u professionally in my opinion and in addition don’t have either the common courtesy, common sense or human decency to respond to me to my face or even via phone -I don’t think I’m hiding behind anything so again this hiding behind a keyboard just will not wash. I was quite happy to visit the office to discuss, take a meeting at a suitable venue or even just discuss over the phone again, not me hiding and I don’t have anything TO hide. Anyway, this is the nightmare of an experience I am still going through so if you are considering using this Agency -please take it on board. I also had regular weekly calls from them therefore, I don’t see what actually warrants the anger thrown at the previous negative review. I can however, assure the author that if you wish to reply to this don’t bother with the damage to small business victim approach how about, actual customer experiences with a business that should be even smaller if it does not act appropriately, professionally or with due diligence and a solid after care process.

Went to view a property, received a call the following day asking if I'm interested in the property. I wasn't interested in that particular property but I was interested in viewing others... before I could tell him about my serious interest in other properties he cut the call off. I'd steer clear if I was you, they don't seem too interested in making the customer happy. Edit:- I've just seen the comments left below. Think to yourselves when renting; - would a reputable company leave such comments?

What Kay Dee fails to mention is his original call where my colleague patiently went through different properties with him and isolated the property that he eventually viewed. He also failed to mention the appointment itself where he described the conduct of the employee who showed him round as 'spot on'. I called Kay Dee and tried to explain that during the short call, my colleague could barely hear him and established that there were areas of his experience that were positive. However, Kay Dee was not interested in altering his comments. Kay Dee clearly enjoyed the power and he has no concept of how making such unreasonable reviews can affect business owners. He is typical of the type of keyboard warrior who can make anonymous and unfounded statements online without consequences. He sounded extremely surprised when I called him, having worked out that Kay Dee represented his initials. Hopefully, one day, Kay Dee will overcome his inadequacy and develop the kind of lateral thought processes that may enable him to consider consequences and more rounded judgement before slandering a business. Kay Dee is a serial reviewer and I hope that these comments make him more considered when he decides to make future public statements about small businesses. For the record there were not alternative property options available to him.
