The worst renting experience of my life and I have rented a different flat year on year for the 10 years I have lived in Manchester. We were told we had an additional 2 months on our tenancy only for Belvoir to backtrack and give us 3 days to move out, leaving us effectively homeless and have since ignored all contact. Disgusting service, I cannot believe that they have left us in this situation. Further to this, within the year we rented from the company, neither our washing machine or dishwasher worked, nor were solutions provided to us. There was mould on the ceilings and none of the windows would open.

Extremely poor service! My experience with Belvoir Lettings & Estate Agents in Manchester has been nothing short of a nightmare. They are unprofessional, unresponsive, and seem to prioritize scamming tenants over providing quality service. When it came to my deposit, they attempted to withhold 90 percent of the amount for absolutely bogus reasons, clearly trying to squeeze out money for their own gain or commission from the landlord. It felt like they were more interested in playing games with tenants than doing their job. Throughout my tenancy, their communication was awful, and any maintenance issues or concerns were ignored or dismissed. They made no effort to ensure the property was maintained or that tenants were treated fairly. I would strongly advise anyone to steer clear of this agency unless you want to deal with stress, dishonesty, and a complete lack of professionalism. Avoid at all costs!

We had an absolutely appalling experience with Belvoir Lettings, and we strongly urge anyone considering renting through them to think twice. At the end of our tenancy, Belvoir made outrageous and baseless claims against our deposit for damages that were clearly present before we moved in. They also refused to provide any valid proof to back their claims. It was only through our diligence that we managed to refute these false allegations. The property was riddled with serious issues, including: A shock-filled hob that posed a life-threatening risk. It took Belvoir 42 weeks to resolve this, despite legal obligations to fix such hazards within 48 hours. A broken shower that caused injuries to one of the tenants. This issue was ignored for months despite repeated reports. Missing door handles in the ensuite room that were only fixed at the very end of our tenancy – nearly a year after being reported. A clogged washing sink drain that took months and relentless follow-up to address. Gross Administrative Negligence When we moved in, we found piles of notices and posts addressed to previous tenants, including critical council and governmental letters. Despite informing Belvoir, they took no action. As a result, we eventually received an eviction notice from the council, mistaking us for the previous tenants. This caused undue stress and significant inconvenience. Belvoir’s response times for maintenance issues were abysmal. We had to send countless emails and follow up repeatedly just to get basic repairs done. Even then, the delays stretched into months, showing their total lack of concern for tenant needs or legal obligations. Upon discussing with others, it became evident that this behavior is not an isolated case. A colleague of ours who previously rented through Belvoir faced the exact same mistreatment and had to escalate the matter to court and the TDS (Tenancy Deposit Scheme), where they won their case. This shows a clear pattern of negligence and exploitation by Belvoir. The property was handed over to us in a deplorable state, contrary to any professional standard of a rental property. Yet, they had the audacity to demand repairs at the end of the tenancy for these very issues. Belvoir Lettings is the epitome of incompetence and exploitation. Their unprofessionalism, negligence, and unethical practices caused significant stress and inconvenience throughout our tenancy. They not only failed to fulfill their basic responsibilities but also actively worked against us when it came to returning our deposit. We would never recommend Belvoir to anyone. Avoid them at all costs unless you’re prepared to endure months of frustration, unsafe living conditions, and a battle to recover your rightful deposit.

Awful experience – Left in an uninhabitable apartment for months. I have been renting a property managed by Belvoir, and my experience has been nothing short of frustrating. From the very first day, there were major issues with the apartment, including severe damp and humidity problems. When I first visited the property, the damp stains were covered by a double bed and a wardrobe in the corners of the room, so I didn’t see the damage until after signing the contract and moving in. Once I discovered the issue, I immediately raised concerns and asked about canceling the contract, reducing the rent by 50%, or being moved to another apartment. Every time, I was told that the room was "habitable," which is simply not true. Belvoir has claimed they’ve prioritized fixing the issues in my apartment, but after nearly six months, the damp problem still persists. Their excuse is always the same — that everything depends on the building management company, Urban Bubble, as they are the ones responsible for maintaining the building. But this just feels like a way to avoid responsibility while I continue paying full rent for an unlivable space. To make matters worse, I believe my flatmates and I are being treated this way because we are Spanish immigrants. We believe they think we don’t know our rights under UK law and won’t take action, so they take advantage of us. But they are wrong — I’ve already taken the formal steps to seek compensation through The Property Ombudsman. If you're considering renting with Belvoir, think twice. They’ll leave you trapped in a bad situation, taking your money while doing nothing to make sure the apartment is in decent condition. I will attach some photos so you can judge for yourself just how "habitable" my room is. These photos won’t just show the severe damp issue, but also the condition in which we found the apartment on the first day — it was a complete mess.

Belvoir are the worst company I have ever come across. Firstly when we picked the keys up we entered the property with dirty water in the bath, no shower head, which we didn’t receive till 3 months later and was told to just use the bath to wash hair. The bedrooms were left dusty with broken furniture. When I moved my partners bed away from the wall we found a used adult toy behind it with a dirty sock! (We also asked for a deep clean prior to moving in, which our moving in date was pushed back for plus to remove broken items.) The bed was also broken and wasn’t fixed till over 6 months later and I had to ring up again and again to get it sorted. They also told me they already delivered a new bed to the property which they hadn’t. The kitchen sink is held up by a bucket and sponge and still is when we left the property a year later. There was broken furniture in the kitchen and was told we would have to remove these broken items at our own cost! Our bathroom light had broken and we tried to fix this as we were told it’s tenants responsibility however there was glue covering the screws which meant we couldn’t change it. I sent emails, spoke over the phone and in person and I also logged it onto the fixflo website which is their maintenance platform. I brought this to their attention about 6 months ago and still to this day no one has come out to fix this. We were using our phone torches for the whole 6 months as there isn’t a window in there. Patch paint in the bathroom we were told they were going to sort out and for the whole year we stayed nothing got done. Prior to us moving out I wanted to clarify that we wouldn’t be billed out of our deposit (1.3k) for the bathroom light as we were told many times beforehand that it’s a matter out of our hands and it was logged many months ago. However when we received the email stating claims against our deposit the bathroom light was included. I got on the phone straight away and a man who was on the other end was very patronising and rude. I then asked the speak to the manager and she resolved the issue in a very professional manner. I was told by the manager that it should all be sorted by Friday 16th and money would be in our account by Monday 19th. It’s Monday 19th now and still no money or email sent. The claims made against our deposit was shorten by the manager who agreed that there were some unnecessary claims and we both agreed we would be billed for a light clean and patch paint which shouldn’t cost more then £100 for everything. We were told it would be about £250 and I thought that would be for everything as the Manager said over the phone a rough estimate for everything. However it’s now been brought to my understanding that £250 is just for the light clean!! Plus we are still waiting for a patch paint quote, resulting in a wait for the deposit back a week after we handed the keys in. They can’t even give us a rough estimate of when we will receive it. This is very unprofessional and the communication from Belvoir is awful. I will be taking this further and the Landlord hasn’t responded to our requests for 6 months + but as soon as it comes to the deposit he’s very much interested to getting in contact. This is just the main issues and there has been many more minor problems but overall this is an awful company and will be avoiding them for the foreseeable future.

The price of the flat changed at every stage of the process, and the agency couldn’t even find out which was the correct price. They sent my holding fee refund to the wrong person, and told me I need to contact that person and ask for my money, even though they’re the ones who messed up, not me. I need my money back. The previous tenants had a pet, but we were told we would not be allowed a pet under any circumstances. DO NOT TRUST THEM. They will try to scam you and trick you and upsell you with an identical but more expensive property.

Stay away from these clowns. They are so rude and unprofessional. Each staff member pretends to be the manager when you ask to speak with one, meaning nothing can ever be escalated. I will be reporting to the Ombudsman!

Hi, be careful of this agency. It started when Antony was the manager. They falsely advertised properties. The one I rented was advertised with two parking spots, but when I moved in, I was surprised to find only one. When I reported that the flat was full of the previous tenant's belongings, they ignored it and charged me for the removal of someone else’s property, even though it caused me annoyance throughout my tenancy. In the end, Hannah, the new manager, justified taking my entire deposit by stating that they could no longer do anything as the flat was no longer managed by them! Although none of the inspections had any notes, by the check-out, the entire flat was fixed using my deposit. They even charged a landlord fee that I don’t understand. Bottom line: stay ahead of them. Note all inventory details, check door handles (they will charge you if they’re loose), and door stops (they don’t take good pictures of these). Also, report all non-installed bulbs, as they will be reported as damaged upon your check-out, and take pictures if skirting was not attached. This is especially important for one of the two flats they manage in a building called Leftbank in Spinningfields.
