As a tenant, it is fair to remember that these agencies only really work for landlords. The agency took care of us during our tenancy, but as soon as it ends, the tone and atmosphere completely shifts. And all they do is to try and get as much money as possible off your deposit (especially landlord from the church) so beware! Living in London for over a decade the only two times I had issues with my landlords are from Pinner/Harrow area.... Absolutely shameful!!.... I wish I knew this before renting in this area, so People be careful and take literally photos and evidence of EVERYTHING or you'll see your money being stolen from these guys...
Edit. One star is even too much! We were looking for a house to rent. Went to view a property and then place the offer. Next morning Breydon call me to tell me the landlord had accepted our offer. He sent me a link to pay the holding deposit. I had tried for 20 minutes to pay it but the link they sent to me wasn't working and kept saying "sorry technical issues". After 30 min I received an email (neither a phone call) saying my offer had been cancelled. So I called them to understand what was happening and the lady who aswered the phone said " sorry the market is quick, we had another offer." Excuse me? The market is quick? Is this what this lady is paid for? For saying the market is quick? Breydon didn't even tried to apologize but as I understood later on he doesn't have an honour to worry about. They were cruel and wasted our time. I already had a call and an email confirming that the house was ours! Breydon said: the landlord is happy with the dog. If you have an honour you don't say to other people that a house is still available if you have just given it to someone else. I didn't even had the time and the means to pay the holding deposit! You say that you are pet lovers. If you really were you would have known how much stuggle we have in renting a house, so you should have helped us because we had every right to rent that house first. Now you are saying that the landlord went for other tenants because of the dog. Besides the fact that I think it is illegal to reject someone just because they have a pet ( I am going to investigate it with a lawyer) when I asked Breydon if it was because of the dog he said " No absolutely not". So here another proof that this is not a trustworthy agency. The owner says a thing the employee denies it. Where is the truth? As I told Rebecca, this agency made my family waste our time and made every tenants's nightmare comes true: be homeless. Now my choice is either to abandon my dog on the street or to go and live under a bridge. We even offered a higher rent and Breydon neither told it to the landlord! Breydon chose not to give us a chance. Not the landlord. Rebecca wrote to me " it's not fair you accusing me". How in the earth you dare using the word FAIR to someone you have just cheated!
We are purchasing from this Estate Agent currently and have had slow and poor after service. Communication with the Agent Hayden has been very poor as a buyer and would avoid going forward if I am looking for a house again and would not recommend to any families or friends. So disappointing.
An estate agent named Jamie "showed us around" a property today. Honestly the worst experience, Jamie did not know a single answer to any of our basic questions, didn't take the time to actually show us around and made rude comments. For a market that is already hostile, there is no point going for a property listed by Lawrence Rand where they make the experience even harder.
Edited in response: I understand that buyers must be financially checked to ensure sales don’t fall through. However, at the time I was asked to provide all of my financial information, I had not yet made an offer on the property; I was interested in viewing it. I don’t believe it’s appropriate to divulge all of my financial information to you prior to even viewing the house. As mentioned, my mortgage provider could have confirmed that I had a Decision in Principle prior to viewing, and I could have provided my financial information along with my offer, if I decided to make one. My main issue was that when I explained this to the agent, I was asked if they could speak to my partner who they suggested would be better placed to discuss finances. I had not even mentioned having a partner. It felt heavily implied to me that the estate agent felt that, as a woman, I was not the right person to speak to about financial matters and that my male partner would be more knowledgeable about our finances. I highly doubt my male partner would have been asked the same question if he’d made the call. It is not good enough to say that being sexist wasn’t your intention, or that you’re sorry I “feel this way”. Asking to speak to a woman’s partner about financial matters - especially when her partner isn’t even part of the conversation - is misogynistic. I think the agent involved would benefit from unconscious bias training to avoid alienating half the population who, shockingly, are capable of earning money and buying property in the 21st century! I have spoken to many estate agents over the last few months, and none have been as misogynistic, condescending, and off-putting as Lawrence Rand.
I was very keen to purchase a property from this estate agent. When the property went on the market, within 2 days I got in contact to arrange a viewing. From the very first contact, I got the feeling they did not want me to buy this property. I felt they already had a buyer in mind. However I’ve booked a viewing within a few days of the property going on market and I was very very keen to put in an offer. When I turned up for the viewing, my concerns were further confirmed as I noticed a sold sign up outside. When I questioned this (as I was reluctant to enter and get emotionally involved with a property if it was already sold), they told me it was “premature” on their part and the property was indeed still available. I was very keen during the viewing and told them there and then I wanted to put a full asking price offer. They told me they had another offer on the table which was not the asking price so my offer would be welcome and was assured no further viewings would be going ahead. I was worried though as my property was not on the market. They offered to sell my property for me, which I was happy with. As the viewing was in the evening, I was told someone would contact me in the morning to get my offer officially in writing and to arrange a valuation of my property. I did get a call quite late the next day, but the person who called did not seem to know anything about the conversation I had with his colleague at the property the day before. So again I explained my situation, said I want to put in a full asking price offer and I want to booking a valuation. He booked in my valuation and said the process was in hand. Having not heard anything after that, and having not been asked to put my offer in writing, I contacted them and asked if my offer had been put forward. I did not receive a response so I called to chase my email. I was then told something completely different again, that there were now 3 offers on the table and that they were above the asking price. As I said, from my very first contact the LR, I felt they did not want me to purchase this property. And I wouldn’t have minded, if they have just been honest with me. I have been told different things by different people I have had my hopes raised and now I’ve been told as I suspected from the first time at the property is likely to be sold to someone else. I do not appreciate my time being wasted and I do not appreciate being told different stories from different people and the dishonesty from this company.NegativeProfessionalism
Had a lovely email this morning, "Congratulations on the start of your tenancy" Which would have been lovely, if our tenancy hadn't fallen through and our deposit hadn't have been kept. Not really what you want to see when you're facing homelessness in a couple of weeks.
Really disappointed with the service provided by Lawrence Rand at Ruislip Manor. Hardly had 4 viewings in a 5 month period that we were tied down with them for. There were 2 other/ similar properties listed in the same area at the same time with other agents and both of them sold. Ours was the only one left on the market. Also be careful while signing the contract as even if there are no viewings you are still stuck with them for 5 month.
